Repeat Sales Prices of Single-Family Homes Increase in March

Repeat home sales prices increased 0.85% across Metro Vancouver in March, according to the Teranet House Price Index, which measures price changes for repeat sales of single-family homes.

This increase comes after growth of 1.43% in February and 0.3% in January.

    

“Vancouver prices were up in each of the first three months of 2017 – a total of 2.6% – after slipping a total of 2.8% in the last three months of 2016,” Teranet said in a release.

Year-over-year, repeat prices increased 12.2% in the city.

Nationally, repeat home sales prices increased 0.89% in the month and 13.47% year-over-year.

“In March, the [index] was up 0.9% from the previous month – the largest March rise in 10 years,” Teranet said. In February, the index had the biggest increase for that month that the organization had ever seen in the index’s 18-year history.

The highest increases were seen in Hamilton (up 2.1%), Toronto (up 1.8%) and Victoria (1%). Vancouver came in fourth place.

Repeat prices fell in Ottawa (down 0.1%), Calgary (0.3%), Halifax (1.7%) and Edmonton (1.8%).

Teranet’s figures differ from data released by the Real Estate Board of Greater Vancouver and the British Columbia Real Estate Association because those organizations measure all home sales, not just repeat sales of single-family dwellings.
