{"id":10184,"date":"2018-09-02T11:11:28","date_gmt":"2018-09-02T18:11:28","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=10184"},"modified":"2018-09-01T08:00:49","modified_gmt":"2018-09-01T15:00:49","slug":"activity-in-vancouvers-warehouse-segment-outstrips-global-performance","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2018\/09\/activity-in-vancouvers-warehouse-segment-outstrips-global-performance\/","title":{"rendered":"Activity in Vancouver&#8217;s Warehouse Segment Outstrips Global Performance"},"content":{"rendered":"<p style=\"text-align: justify;\">Vancouver currently has the strongest industrial real estate market in the world, according to a new analysis by CBRE Group Inc.<\/p>\n<p style=\"text-align: justify;\">This robustness was in large part due to the intense demand for the city\u2019s warehouses, which have propelled the city\u2019s lease rates to grow 29% year-over-year in Q1 2018 \u2013 vastly outstripping the global average of 3%.<\/p>\n<p style=\"text-align: justify;\">\u201cIndustrial previously was almost like a forgotten asset class,\u201d CBRE Vancouver vice president and sales manager Jason Kiselbach said, as quoted by Bloomberg. \u201cBut we haven\u2019t even scratched the surface of the demand that\u2019s going to continue to grow and put more pressure on the industrial market.\u201d<\/p>\n<p style=\"text-align: justify;\">\u201cThese rising lease rates really speak to the strength of the economy &#8212; the growth in population, consumer spending.\u201d<\/p>\n<p style=\"text-align: justify;\">Kiselbach cautioned of possible supply problems in the near future, however, as a significant portion of prime property near Vancouver is exclusively allocated to agricultural use.<\/p>\n<p style=\"text-align: justify;\">Industry observers have previously warned of the possibility that the market\u2019s industrial land could get depleted as early as 2020, with Port of Vancouver CEO Robin Silvester saying that such a situation would take the wind out of the metropolitan economy\u2019s sails and turn the city into a retiree-and-tourist trap.<\/p>\n<p style=\"text-align: justify;\">IKEA and BMW AG are among Vancouver\u2019s most notable clients, acquiring the largest proportion of the city\u2019s available spaces for industrial and logistics purposes.<\/p>\n<p style=\"text-align: justify;\">\u201cThe big household retail names &#8212; you don\u2019t realize that everything that they provide you has to come through a warehouse,\u201d Kiselbach stated. \u201cThe new retail is really warehouse direct sales.\u201d<\/p>\n<p><a href=\"https:\/\/www.canadianrealestatemagazine.ca\/news\/activity-in-vancouvers-warehouse-segment-outstrips-global-performance-246862.aspx\" target=\"_blank\" rel=\"noopener\">Activity in Vancouver&#8217;s Warehouse Segment Outstrips Global Performance<\/a> by Ephraim Vecina | Canadian Real Estate Wealth<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Vancouver currently has the strongest industrial real estate market in the world, according to a new analysis by CBRE Group Inc.
