{"id":10624,"date":"2018-10-23T10:10:15","date_gmt":"2018-10-23T17:10:15","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=10624"},"modified":"2018-10-17T14:57:49","modified_gmt":"2018-10-17T21:57:49","slug":"how-15-years-of-vancouver-housing-data-points-to-lower-home-prices-coming","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2018\/10\/how-15-years-of-vancouver-housing-data-points-to-lower-home-prices-coming\/","title":{"rendered":"How 15 Years of Vancouver Housing Data Points to Lower Home Prices Coming"},"content":{"rendered":"<p><a href=\"https:\/\/www.roryc.ca\/blog\/?attachment_id=10625\" rel=\"attachment wp-att-10625\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone  wp-image-10625\" src=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/10\/Van-chart-288x107.jpg\" alt=\"\" width=\"595\" height=\"221\" srcset=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/10\/Van-chart-288x107.jpg 288w, https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/10\/Van-chart-768x285.jpg 768w, https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/10\/Van-chart-1088x404.jpg 1088w, https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/10\/Van-chart.jpg 1224w\" sizes=\"auto, (max-width: 595px) 100vw, 595px\" \/><\/a><\/p>\n<p style=\"text-align: justify;\">Stephen Brown of Capital Economics isn\u2019t the first economist to predict this month that Vancouver home prices are entering a downward spiral, but he has bolstered the prediction with a new chart.<\/p>\n<p style=\"text-align: justify;\">In a response to the Teranet-National Bank House Price Index published today, the senior Canadian economist for the oft-contrarian research firm plotted both the sales-to-new listings ratio and indexed Vancouver house prices dating back to 2005.<\/p>\n<p style=\"text-align: justify;\">Over that period, the two have closely followed each other in terms of peaks and valleys, the chart shows.<\/p>\n<p style=\"text-align: justify;\">Based on an eight-month projection for the sales-to-new listings ratio, Vancouver house prices are on course to be substantially lower by the midway point of 2019.<\/p>\n<p style=\"text-align: justify;\">\u201cThe sales-to-new listing ratio points to outright falls in prices of as much as 5%,\u201d Brown notes.<\/p>\n<p style=\"text-align: justify;\">More and more homes are appearing \u2014 and staying \u2014 on the market in Vancouver lately, and there has been some speculation that many more listings are on the way.<\/p>\n<p style=\"text-align: justify;\">For example, more than one economist has noted that a number of condo buildings are slated to be completed in the coming months.
