{"id":10873,"date":"2018-11-17T10:10:42","date_gmt":"2018-11-17T18:10:42","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=10873"},"modified":"2018-11-16T12:22:26","modified_gmt":"2018-11-16T20:22:26","slug":"bcrea-overall-housing-market-now-balanced-varies-between-home-types-areas","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2018\/11\/bcrea-overall-housing-market-now-balanced-varies-between-home-types-areas\/","title":{"rendered":"BCREA Overall Housing Market Now Balanced Varies Between Home Types &#038; Areas"},"content":{"rendered":"<p style=\"text-align: justify;\">A slow October for residential real estate sales across the province has led to an overall balanced market and a \u201cmuch-needed\u201d increase in available homes for sale, according to the latest monthly statistics from the BC Real Estate Association.<\/p>\n<p style=\"text-align: justify;\">In total, 6,405 homes traded hands on the MLS last month, which is 26.2% lower than October last year. However, that total is a jump of 14.9% compared with the even slower month of September 2018, as the market picked up some fall activity.<\/p>\n<p style=\"text-align: justify;\">Of the 12 BC real estate boards, only BC Northern \u2013 which takes in the entire northern two-thirds of the province including Prince George and the booming Kitimat \u2013 posted a year-over-year increase in home sales last month.<\/p>\n<p style=\"text-align: justify;\">The BCREA said that average home sale price across the province in October was $690,161. That is a decline of 4.1% from October 2017, but a slight month-over-month increase of 0.6%, or $4,412. Only three boards reported an annual price decline, but as one of them was Greater Vancouver, that pulled down the provincial average sale price.<\/p>\n<p style=\"text-align: justify;\">\u00a0\u00a0\u00a0\u00a0 <a href=\"https:\/\/www.roryc.ca\/blog\/2018\/11\/bcrea-balanced-conditions-prevail-in-bc-housing-market\/bcrea-42\/\" rel=\"attachment wp-att-10866\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone  wp-image-10866\" src=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/11\/BCREA-1-288x162.gif\" alt=\"\" width=\"550\" height=\"309\" srcset=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/11\/BCREA-1-288x162.gif 288w, https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/11\/BCREA-1-768x432.gif 768w, https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/11\/BCREA-1-420x236.gif 420w, https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/11\/BCREA-1-310x174.gif 310w, https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/11\/BCREA-1-630x354.gif 630w\" sizes=\"auto, (max-width: 550px) 100vw, 550px\" \/><\/a><\/p>\n<p>The BCREA maintained its stance that mortgage \u201cstress testing\u201d introduced this year was to blame for the slowdown in housing demand. \u201cThe BC housing market continued to grapple with tougher mortgage qualifications in October,\u201d said Cameron Muir, BCREA\u2019s chief economist. \u201cHowever, more moderate consumer demand has led to a much-needed increase in the supply of homes for sale.\u201d<\/p>\n<p style=\"text-align: justify;\">The total number of homes listed for sale as of the end of October was up nearly 30% year over year to 36,195 units. The BCREA\u2019s report said, \u201cWhile the BC housing market exhibited balanced conditions overall in October, market conditions do vary between regions and by product type.\u201d<\/p>\n<p style=\"text-align: justify;\">The BC boards still in seller\u2019s market territory (above 20 per cent sales-to-active-listings ratios) are Vancouver Island (30.9%), Victoria (29.2%), Powell River (27.7%), BC Northern (22.5%) and Kamloops (21.5%). At the other end of the scale, the smaller regions of South Okanagan and Northern Lights are both in overall buyer\u2019s markets. All the other BC regions, including Greater Vancouver and the Fraser Valley, are currently in balanced market conditions.<\/p>\n<p style=\"text-align: justify;\">However, even within those markets, conditions differ between home types \u2013 for example, detached houses in Greater Vancouver are in a buyer\u2019s market while condos are bordering seller\u2019s market conditions.<\/p>\n<p style=\"text-align: justify;\">Despite the overall market downturn, the BCREA has issued a series of optimistic sales forecasts asserting that the market will recover over the next six months.<\/p>\n<p><a href=\"https:\/\/biv.com\/article\/2018\/11\/slow-housing-sales-boosting-supply-bcrea\" target=\"_blank\" rel=\"noopener\">BCREA : Slow Housing Sales Boosting Supply<\/a> by Glacier Media Real Estate | Business in Vancouver<\/p>\n","protected":false},"excerpt":{"rendered":"<p>A slow October for residential real estate sales across the province has led to an overall balanced market and a \u201cmuch-needed\u201d increase in available homes for sale, according to the &hellip;
