{"id":1103,"date":"2016-02-29T15:15:56","date_gmt":"2016-02-29T23:15:56","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=1103"},"modified":"2016-02-27T08:35:18","modified_gmt":"2016-02-27T16:35:18","slug":"location-layout-help-homes-hold-their-value","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2016\/02\/location-layout-help-homes-hold-their-value\/","title":{"rendered":"Location &#038; Layout Help Homes Hold Their Value"},"content":{"rendered":"<p style=\"text-align: justify;\">While each house hunter enters the market with a unique set of priorities, everyone wants to see the home and location bring value that will one day pay off.<\/p>\n<p style=\"text-align: justify;\">New and resale buyers can keep their eye on traits in both the floor plan and the community that will likely translate to a shrewd investment. Location is typically the top item on a buyer\u2019s checklist, says Calgary Real Estate Board president Cliff Stevenson.<\/p>\n<p style=\"text-align: justify;\">But what makes a location desirable? \u201cAccess to major arteries and transit are a big deal for somebody that is looking to make an investment,\u201d Stevenson says. \u201cWith younger families, schools are a major piece of criteria. People want to get into areas where there may not be a four, five, six year delay on schools being built.\u201d<\/p>\n<p style=\"text-align: justify;\">Stepper Homes president Dave Hooge also gives the area of the home high priority. \u201cAccess to transit and access to the highway systems are critical,\u201d Hooge says. He also points to the importance of amenities, singling out proximity to parks and lakes as value-add features.<\/p>\n<p style=\"text-align: justify;\">\u201cAlso, walkability is a factor we hear discussed quite a bit. Whoever is home with the kids, can they walk to the grocery store or some of the basic necessities,\u201d says Hooge. Stepper builds in five Calgary and area communities, including Mahogany, which features a lake and a planned commercial site anchored by a Sobeys grocery store.<\/p>\n<p style=\"text-align: justify;\">\u201cAs far as the home itself \u2014 mass appeal layout,\u201d says Stevenson. \u201cSomething that isn\u2019t too unique or quirky.\u201d<\/p>\n<p style=\"text-align: justify;\">And when it comes to specific rooms, the kitchen is still the main attraction.<\/p>\n<p style=\"text-align: justify;\">\u201cYou don\u2019t have to go too much farther than new homes today to see that open-concept kitchens are definitely the current trend and the most dominant type of kitchen being built,\u201d Stevenson says. \u201cThe kitchen is probably the most important, which is why in a real estate listing you often see the kitchen photos right after the exterior photos because it\u2019s what everyone is looking forward to seeing.\u201d<\/p>\n<p style=\"text-align: justify;\">Hooge agrees. \u201cIf you\u2019re going to put money somewhere, it\u2019s your kitchen, master bedroom and ensuite. Those are the keys places. That\u2019s where you\u2019re going to get your return.\u201d<\/p>\n<p style=\"text-align: justify;\">However, he adds, don\u2019t forget the spaces for hosting friends and family. \u201cIt continues to be the great room and room for entertaining that will continue to be a popular feature, regardless of what level of home it is,\u201d Hooge says. \u201cYou want to have a home that looks like it\u2019s inviting to families and entertaining.\u201d<\/p>\n<p style=\"text-align: justify;\">The garage is another key for many of home buyers, says Stevenson. Specifically, the importance of size.<\/p>\n<p style=\"text-align: justify;\">\u201cCalgary is a pickup truck city. And there\u2019s often times, I\u2019m in a garage with a tape measure, with a potential buyer who is looking to make sure (his vehicle) can fit in the garage. They do need to space to park the vehicles that they\u2019re using to get around in life.\u201d<\/p>\n<p style=\"text-align: justify;\">Stevenson also looks to yard size as a consideration. Hooge sees lots with \u201cas much privacy you can get in your rear yard,\u201d as an element that should help market value.<\/p>\n<p style=\"text-align: justify;\">But there\u2019s also the value beneath the surface. Energy-efficient features, which may not be part of the package in older homes, are on the rise in many new single-family homes. An example are the core performance specifications by Jayman Built, which extends across the full line of single-family options offered by the veteran builder.<\/p>\n<p style=\"text-align: justify;\">\u201cWe\u2019re really trying to build things into the home that are going to save customers money the moment they walk in the door and start using their home,\u201d says Dave Krasman, director of corporate purchasing with Jayman Built.<\/p>\n<p style=\"text-align: justify;\">Among its items are triple-pane windows, a solar panel rough-in and Navien tankless hot water heater.<\/p>\n<p style=\"text-align: justify;\">\u201cIf you\u2019re to go out and buy one of those, retail, you\u2019re looking at probably upwards of $3,500 to $4,000,\u201d says Krasman, director of corporate purchasing with Jayman Built, of the water heater. \u201cSo to have that built into your home \u2026 That\u2019s a big deal and good for resale.\u201d<\/p>\n<p><a href=\"http:\/\/calgaryherald.com\/life\/homes\/new-homes\/location-and-layout-help-homes-hold-their-value\" target=\"_blank\">Location &amp; Layout Help Homes Hold Their Value<\/a> by Josh Skapin | Calgary Herald<\/p>\n","protected":false},"excerpt":{"rendered":"<p>While each house hunter enters the market with a unique set of priorities, everyone wants to see the home and location bring value that will one day pay off.
