{"id":11101,"date":"2018-12-12T11:11:22","date_gmt":"2018-12-12T19:11:22","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=11101"},"modified":"2018-12-11T19:56:50","modified_gmt":"2018-12-12T03:56:50","slug":"vancouvers-new-home-market-to-remain-stable-in-2019","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2018\/12\/vancouvers-new-home-market-to-remain-stable-in-2019\/","title":{"rendered":"Vancouver&#8217;s New Home Market to Remain Stable in 2019"},"content":{"rendered":"<p style=\"text-align: justify;\">New home prices won\u2019t collapse next year, nor will they begin surging again, predicts a market observer with about 30 years of experience in the industry.<\/p>\n<p style=\"text-align: justify;\">\u201cI certainly think prices are going to remain at a fairly stable range,\u201d Cameron McNeill, executive director and partner at MLA Canada, a real estate marketing and insight company, tells Livabl.<\/p>\n<p style=\"text-align: justify;\">Recently, market research firm Urban Analytics estimated new condo prices in Vancouver were between 5 and 15 percent off peak values, depending on the type of unit and location.<\/p>\n<p style=\"text-align: justify;\">But McNeill suggests population growth in the province is supportive of market stability.<\/p>\n<p style=\"text-align: justify;\">\u201cWe\u2019re not seeing that our immigration numbers are slowing down. We\u2019re still seeing positive growth in the province, and that\u2019s continuing to put pressure on our\u2026 market,\u201d says McNeill.<\/p>\n<p style=\"text-align: justify;\">McNeill says international migrants often arrive with capital available for the purchase of property. However, interprovincial migration is also encouraging.<\/p>\n<p style=\"text-align: justify;\">\u201cAlberta\u2019s economic woes don\u2019t hurt us,\u201d he explains. \u201cPeople are not exiting BC to go to Alberta like they have in past economic cycles,\u201d McNeill adds.<\/p>\n<p style=\"text-align: justify;\">In the past when this has occurred, McNeill says there would be an exodus of 5,000 to 8,000 people annually. \u201cAnd that\u2019s meaningful for us,\u201d he says.<\/p>\n<p style=\"text-align: justify;\">McNeill\u2019s comments on Alberta echo the opinion of Vancouver realtor Adil Dinani, who recently suggested slumping oil prices would benefit the city\u2019s housing market.<\/p>\n<p style=\"text-align: justify;\">\u201cIf we see a more suppressed resource market in the first quarter, we may not see the Bank of Canada move rates,\u201d Dinani told Livabl this week. \u201cWe all know oxygen for the real estate market is low interest rates,\u201d he adds.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/2018\/12\/vancouvers-new-home-market-stable-2019.html\">Not Too Hot, Not Too Cold : Vancouver&#8217;s New Home Market to Remain Stable in 2019<\/a> by Josh Sherman | Livabl<\/p>\n","protected":false},"excerpt":{"rendered":"<p>New home prices won\u2019t collapse next year, nor will they begin surging again, predicts a market observer with about 30 years of experience in the industry. \u201cI certainly think prices &hellip;
