{"id":13690,"date":"2019-09-20T10:10:56","date_gmt":"2019-09-20T17:10:56","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=13690"},"modified":"2019-09-19T09:12:57","modified_gmt":"2019-09-19T16:12:57","slug":"homebuying-activity-in-canada-rise-5-y-y","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2019\/09\/homebuying-activity-in-canada-rise-5-y-y\/","title":{"rendered":"Homebuying Activity in Canada Rise 5% Y\/Y"},"content":{"rendered":"<p style=\"text-align: justify;\">Homebuying activity in Canada is on the rise as the market absorbs the impacts of tougher mortgage rules brought into effect in 2018.<\/p>\n<p style=\"text-align: justify;\">In August, Canadian home sales were up 5 percent annually and 1.4 percent compared to July, according to the Canadian Real Estate Association (CREA).<\/p>\n<p style=\"text-align: justify;\">\u201cThe mortgage stress-test has eased marginally and that\u2019s helped some potential homebuyers,\u201d says Jason Stephen, CREA\u2019s president, in a statement.<\/p>\n<p style=\"text-align: justify;\">\u201cBut the extent to which they\u2019re adjusting to it continues to vary by community and price segment,\u201d Stephen continues.<\/p>\n<p style=\"text-align: justify;\">This July, and for the first time since 2016, the Bank of Canada\u2019s benchmark rate \u2014 an average of the Big Six banks\u2019 posted mortgage rates \u2014 fell.<\/p>\n<p style=\"text-align: justify;\">This was a small but significant change.<\/p>\n<p style=\"text-align: justify;\">As per the 2018 changes to the mortgage qualification process, uninsured mortgage applicants must qualify for their loans at either the benchmark rate a rate that is 200 basis points above what\u2019s on contract \u2014 whichever is higher.<\/p>\n<p style=\"text-align: justify;\">With sales activity picking up, prices look like they\u2019ve bottomed out on the national level. The benchmark price of a Canadian home was $626,200 last month, an increase of 0.95 percent from a year ago. Prices were up 0.82 percent from July.<\/p>\n<p style=\"text-align: justify;\">Although some homebuyers have benefitted from lower mortgage rates and an easing benchmark rate, the impact has not been felt equally across the country.<\/p>\n<p style=\"text-align: justify;\">\u201cThe recent marginal decline in the benchmark five-year interest rate used to assess homebuyers\u2019 mortgage eligibility, together with lower home prices in some markets, means that some previously sidelined homebuyers have returned,\u201d says Gregory Klump, CREA\u2019s chief economist, in a statement.<\/p>\n<p style=\"text-align: justify;\">\u201cEven so, the mortgage stress test will continue to limit homebuyers\u2019 access to mortgage financing, with the degree to which it further weighs on home sales activity continuing to vary by region,\u201d he adds.<\/p>\n<p style=\"text-align: justify;\"><a href=\"https:\/\/www.livabl.com\/2019\/09\/canadians-scared-off-stress-test-starting-buy-homes.html\" target=\"_blank\" rel=\"noopener noreferrer\">Canadians Scared Off by Stress Test are Starting to Buy Homes Again<\/a> by Josh Sherman | Livabl<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Homebuying activity in Canada is on the rise as the market absorbs the impacts of tougher mortgage rules brought into effect in 2018.
