{"id":13696,"date":"2019-09-23T10:10:17","date_gmt":"2019-09-23T17:10:17","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=13696"},"modified":"2019-09-18T08:53:44","modified_gmt":"2019-09-18T15:53:44","slug":"industrial-strength-confidence-restored-added-to-fraser-valley-development","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2019\/09\/industrial-strength-confidence-restored-added-to-fraser-valley-development\/","title":{"rendered":"Industrial-Strength &#038; Confidence Restored Added to Fraser Valley Development"},"content":{"rendered":"<p style=\"text-align: justify;\"><strong>Hopping East<\/strong><\/p>\n<p style=\"text-align: justify;\">There were nods to the purity of the local water when Molson Coors announced in August 2016 that it would build its new brewery on a 36-acre parcel in Chilliwack, epicentre of B.C.\u2019s hops revival. But the local water wasn\u2019t what cinched its decision; it was the land. More than anything else, the new facility \u2013 which officially opens on September 17 \u2013 is proof positive of the eastward shift in the region\u2019s industrial development.<\/p>\n<p style=\"text-align: justify;\">While the old brewery sat on the shores of False Creek in the heart of one of Vancouver\u2019s long-standing industrial zones, the need to upgrade prompted it to look well beyond the city limits. Affordable, well-located space wasn\u2019t available near the region\u2019s core, and even Abbotsford couldn\u2019t accommodate it. It couldn\u2019t provide a parcel large enough or the transportation linkages the brewer wanted.<\/p>\n<p style=\"text-align: justify;\">The result was a site in Chilliwack, which had managed to secure a special zoning allowing food and beverage processing within the Agricultural Land Reserve. (The zone is also home to Berryhill Foods Inc. and other food processors.)<\/p>\n<p style=\"text-align: justify;\">But with the opening of the new brewery, what\u2019s next for the old site?<\/p>\n<p style=\"text-align: justify;\">CBRE Ltd. broker Chris McCauley, who has the listing for the site, directed queries to Concord Pacific Group, which acquired the site in 2016 for $185 million. Concord\u2019s senior vice-president of planning, Matt Meehan, affirmed the company\u2019s intention to continue operating the property within the scope of its zoning. (While a residential component seems inevitable in any redevelopment, the city has maintained it isn\u2019t interested in rezoning the property.)<\/p>\n<p style=\"text-align: justify;\">These uses could include tenants from the film and technology sectors, as well as what was generally termed \u201cgreen and sustainable businesses.\u201d<\/p>\n<p style=\"text-align: justify;\"><strong>Industrial Strength<\/strong><\/p>\n<p style=\"text-align: justify;\">Avison Young indicates that the eastward shift in industrial demand is likely to continue. It\u2019s most recent report on the region describes it as the \u201cLower Mainland\u2019s most active industrial market,\u201d with strong activity in 2018 continuing through 2019\u2019s first half. The first six months of this year saw 105 deals worth $185 million, putting 2019 on track to exceed the 2018 tally of 199 deals worth $387 million.<\/p>\n<p style=\"text-align: justify;\">On the leasing front, tenancies are getting larger because the Fraser Valley is the last place offering space at a price they can afford. Even then, strata space is becoming increasingly common as demand exhausts the larger offerings.<\/p>\n<p style=\"text-align: justify;\">Avison Young expects the activity to continue, notwithstanding storm clouds and global uncertainties.<\/p>\n<p style=\"text-align: justify;\">\u201cCommercial construction, strong port cargo volumes and a long list of large public infrastructure projects continue to provide a strong base of support for industrial activity throughout the Fraser Valley and Metro Vancouver,\u201d Avison Young writes.<\/p>\n<p style=\"text-align: justify;\"><strong>Confidence Restored<\/strong><\/p>\n<p style=\"text-align: justify;\">A bullish report from CBRE regarding Canada\u2019s multi-family rental market stood at odds with mid-year figures from Goodman Commercial Inc. that indicated transactions had fallen by half.<\/p>\n<p style=\"text-align: justify;\">Government policy was the key driver, something that received short shrift from CBRE except as a driver of limited new construction in several markets (helping buoy investor interest, it noted).<\/p>\n<p style=\"text-align: justify;\">But local broker Lance Coulson, an executive vice-president with CBRE, lent nuance to the report.<\/p>\n<p style=\"text-align: justify;\">Yes, local governments haven\u2019t been making life easy for apartment owners or developers, and the targets for new construction are woefully behind. And yes, investors have been sticking to the sidelines.<\/p>\n<p style=\"text-align: justify;\">But fresh out of the Canadian Apartment Investment Conference in Toronto, the message he got was that institutional investors are ready to move in a big way.
