{"id":13990,"date":"2019-10-25T11:11:34","date_gmt":"2019-10-25T18:11:34","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=13990"},"modified":"2019-10-17T10:41:58","modified_gmt":"2019-10-17T17:41:58","slug":"newcomers-to-canada-have-a-significant-effect-on-real-estate-demand","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2019\/10\/newcomers-to-canada-have-a-significant-effect-on-real-estate-demand\/","title":{"rendered":"Newcomers to Canada Have a Significant Effect on Real Estate Demand"},"content":{"rendered":"<p style=\"text-align: justify;\">Newcomers to Canada are moving the dial on real estate demand, with one in every five Canadian homes purchased by a buyer who arrived in the past 10 years, according to a survey by national real estate brokerage Royal LePage.<\/p>\n<p style=\"text-align: justify;\">The study of 1,500 newcomers to Canada, all of whom arrived in the past decade, included immigrants, refugees, those on working visas and international students.<\/p>\n<p style=\"text-align: justify;\">&#8220;In addition to supporting Canada&#8217;s economic growth, newcomers to Canada are vital to the health of our national real estate market,&#8221; said Phil Soper, president and CEO, Royal LePage. &#8220;The combined demand for affordable housing among younger Canadians and new Canadians can be met through housing policies that encourage smart and sustainable development, with a focus on protecting and developing green spaces in our urban centres. Canada&#8217;s economy and labour markets are expanding and it is crucial that housing supply keeps pace.&#8221;<\/p>\n<p style=\"text-align: justify;\">86% of Canadian newcomers said they see real estate as a good investment and 75% arrive with savings to help purchase a property. The study showed that of the newcomers that purchased a home, the average time was three years after arriving in Canada.<\/p>\n<p style=\"text-align: justify;\">\u201cIt is not surprising that newcomers see a home in Canada as a good investment. Having lived abroad myself, I have seen first-hand the challenges of relocating a family to a new world. It takes courage and commitment. Newcomers are doing more than investing in Canadian real estate, they are investing in their family&#8217;s future,\u201d added Soper.<\/p>\n<p style=\"text-align: justify;\">Royal LePage said in its report, \u201cDespite the desire to purchase a home, the homeownership rate of newcomers is only 32%. The overall homeownership rate for all Canadians is 68%. Of those who purchase a home, 51% of newcomers buy a detached house, 18% buy a condominium, 15% buy a townhouse and 13% buy a semi-detached house.\u201d<\/p>\n<p style=\"text-align: justify;\">If the current international migration level is maintained, Canadian newcomers are expected to purchase 680,000 homes over the next five years, said Royal LePage.<\/p>\n<p style=\"text-align: justify;\"><strong>BC Findings<\/strong><\/p>\n<p style=\"text-align: justify;\">In British Columbia, the homeownership rate among newcomers was the same as the national figure, at 32%, and it was the same for newcomers living in Greater Vancouver. But the proportion of newcomers to British Columbia with enough funds to help buy a home was higher than the national figure, at 89%.<\/p>\n<p style=\"text-align: justify;\">Royal LePage added, \u201cConsumer confidence in the province&#8217;s real estate market is healthy, as 85% of respondents in British Columbia believe that homeownership is a good financial investment. 86% of newcomers in British Columbia remain in their first city or region of residence.
