{"id":14852,"date":"2020-02-06T10:10:00","date_gmt":"2020-02-06T18:10:00","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=14852"},"modified":"2020-02-04T14:58:29","modified_gmt":"2020-02-04T22:58:29","slug":"the-pace-of-fvreb-home-sales-remained-balanced-in-january","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2020\/02\/the-pace-of-fvreb-home-sales-remained-balanced-in-january\/","title":{"rendered":"The Pace of FVREB Home Sales Remained Balanced in January"},"content":{"rendered":"<p style=\"text-align: justify;\">SURREY, BC \u2013 January\u2019s property sales in the Fraser Valley came in 6% above the 10-year average for the month, while new listings finished 11% below historical norms.<\/p>\n<p style=\"text-align: justify;\">The Fraser Valley Real Estate Board processed 974 sales of all property types on its Multiple Listing Service\u00ae (MLS\u00ae) in January, a 21.9% decrease compared to sales in December 2019, and a 24.2% increase compared to the 784 sales in January of last year.<\/p>\n<p style=\"text-align: justify;\">Of the 974 total MLS\u00ae sales of residential and commercial combined in the Fraser Valley, 363 were single family detached homes, 241 were townhouses, and 248 were apartments.<\/p>\n<p style=\"text-align: justify;\">\u201cConsidering our record-shattering snow and cold, the pace of home sales remained surprisingly balanced in January,\u201d said Darin Germyn, President of the Board. \u201cSales in our region have steadily improved since July of last year and January\u2019s numbers remained consistent with that trend.\u201d<\/p>\n<p style=\"text-align: justify;\">There were 5,143 active listings available in the Fraser Valley at the end of January, an increase of 9.8% compared to December 2019\u2019s inventory and a decrease of 14.2% year-over-year.<\/p>\n<p style=\"text-align: justify;\">Additionally, 2,216 new listings were received by the Board for the month, a significant increase compared to December 2019\u2019s intake of 948 new listings and a 15.1% decrease compared year-over-year.<\/p>\n<p style=\"text-align: justify;\">\u201cWhere the weather may have had an impact in January, is on our housing supply,\u201d observed Germyn. \u201cFor certain property types, listings in the Fraser Valley are not keeping pace with sales. In areas of Surrey and Langley for example, for every two townhomes listed, one is selling. So, if you\u2019re thinking of buying, talk to your REALTOR\u00ae about local market conditions to understand the variances\u201d.<\/p>\n<p style=\"text-align: justify;\">For the Fraser Valley region, the average number of days to sell an apartment in January was 49, and 47 for townhomes. Single family detached homes remained on the market for an average of 60 days before selling.<\/p>\n<p style=\"text-align: justify;\"><strong>MLS\u00ae HPI Benchmark Price Activity<\/strong><\/p>\n<p style=\"text-align: justify;\">\u2022 Single Family Detached : At $960,800, the Benchmark price for a single-family detached home in the Fraser Valley increased 0.7% compared to December 2019 and, also increased 0.7% compared to January 2019.<br \/>\n\u2022 Townhomes : At $518,000, the Benchmark price for a townhome in the Fraser Valley in the Fraser Valley increased 0.6% compared to December 2019 and decreased 0.8% compared to January 2019.<br \/>\n\u2022 Apartments : At $408,400, the Benchmark price for apartments\/condos in the Fraser Valley increased 0.7% compared to December 2019 and decreased 0.1% compared to January 2019.<\/p>\n<p style=\"text-align: justify;\"><a href=\"http:\/\/fvreb.bc.ca\/statistics\/Package202001.pdf\" target=\"_blank\" rel=\"noopener noreferrer\">Click here<\/a> to view the January Statistics Package.<\/p>\n<p style=\"text-align: justify;\"><a href=\"https:\/\/www.fvreb.bc.ca\/statistics\/fraser-valley-january-home-sales-typical-new-listings-lagging\/\" target=\"_blank\" rel=\"noopener noreferrer\">Fraser Valley January Home Sales Typical.
