{"id":16199,"date":"2020-08-04T10:10:00","date_gmt":"2020-08-04T17:10:00","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=16199"},"modified":"2020-07-30T13:32:54","modified_gmt":"2020-07-30T20:32:54","slug":"housing-market-is-key-driver-leading-canadas-economic-recovery","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2020\/08\/housing-market-is-key-driver-leading-canadas-economic-recovery\/","title":{"rendered":"Housing Market is Key Driver Leading Canada&#8217;s Economic Recovery"},"content":{"rendered":"<p style=\"text-align: justify;\">Canada\u2019s housing market was singled out for playing an outsized role in the country\u2019s nascent economic recovery in a recent report from TD.<\/p>\n<p style=\"text-align: justify;\">The report, authored by TD Economist Omar Abdelrahman, was meant as a \u201ccheck in\u201d on the recovery heading into the third quarter of the year and an assessment of the momentum observed in key economic indicators across the country with the spectre of a virus resurgence looming large.<\/p>\n<p style=\"text-align: justify;\">Abdelrahman said that Canada\u2019s rebound thus far has been \u201cmost notable\u201d in the housing and consumer spending indicators, which have been supported by encouraging momentum in the labour market and government support programs like CERB and CEWS.<\/p>\n<p style=\"text-align: justify;\">\u201c[H]ousing markets have witnessed a strong snap-back in demand from April\u2019s deep slump, leaving sales activity close to pre-COVID levels and above year-ago levels. Tight housing markets have prevented any sustained notable price declines thus far during the pandemic,\u201d wrote Abdelrahman.<\/p>\n<p style=\"text-align: justify;\">Looking to the medium term, the economist said that the bank sees some of the housing market\u2019s momentum being tamped down by lower population growth as a result of the pandemic\u2019s impact on immigration. That being said, Abdelrahman wrote that the bank\u2019s projection for home sales and prices may still be overly cautious.<\/p>\n<p style=\"text-align: justify;\">It remains to be seen whether the strength displayed by the housing market in June is sustainable once the government assistance programs wind down. Pent-up demand unleashed on the market last month also doesn\u2019t usually have \u201cstaying power\u201d according to Abdelrahman.<\/p>\n<p style=\"text-align: justify;\">He noted that the widely-watched Bloomberg Nanos Confidence Index is still registering levels far below pre-pandemic readings, suggesting that Canadian consumers are a long way off from putting pandemic-related anxieties around job security and their personal finances behind them.<\/p>\n<p style=\"text-align: justify;\">For now, it appears the Canadian housing market is in for another strong showing in July. At the month\u2019s halfway point, the Canadian Real Estate Association (CREA) wrote that preliminary sales figures indicated July would surpass June\u2019s performance.
