{"id":17138,"date":"2021-01-07T11:11:00","date_gmt":"2021-01-07T19:11:00","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=17138"},"modified":"2021-01-07T12:07:39","modified_gmt":"2021-01-07T20:07:39","slug":"the-price-gap-between-condos-detached-homes-is-to-widen-in-the-new-year","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2021\/01\/the-price-gap-between-condos-detached-homes-is-to-widen-in-the-new-year\/","title":{"rendered":"The Price Gap Between Condos &#038; Detached Homes is to Widen in The New Year"},"content":{"rendered":"<p style=\"text-align: justify;\">While there\u2019s no doubt that downtown condos were left in the dust when suburban single-family home sales and prices took off during Canada\u2019s economic recovery, the chances that urban high-rises will see a significant price drop over the next year is unlikely.<\/p>\n<p style=\"text-align: justify;\">In his response to November housing market data published this month by the Canadian Real Estate Association, BMO Senior Economist Robert Kavcic acknowledged that urban markets \u201care highly out of favour right now\u201d with homebuyers.<\/p>\n<p style=\"text-align: justify;\">But even as the price gap between condos and single-detached homes is likely to widen in the new year, condo markets in major cities, including Toronto, Montreal and Vancouver, should eventually find their footing, Kavcic wrote in a research note published last week.<\/p>\n<p style=\"text-align: justify;\">\u201cWill we see a deep correction? Probably not. The \u2018death of the city\u2019 thesis is probably excessive,\u201d he wrote.<\/p>\n<p style=\"text-align: justify;\">That said, the economist believes there will be some condo \u201coverhang\u201d \u2014 in other words, excess supply \u2014 to work through before the hard hit downtown markets in Canada\u2019s largest cities can regain their strength. Strong rent price appreciation and a robust short-term rental market that fed investor enthusiasm for urban condo in these cities is also unlikely to return any time soon, despite the positive developments on the vaccine front.<\/p>\n<p style=\"text-align: justify;\">After a barn-burning year for rural and vacation property demand, Kavcic sees these markets remaining \u201cextremely tight\u201d into early 2021, meaning price growth will continue for the time being.<\/p>\n<p style=\"text-align: justify;\">What remains to be seen is how demand will change 2021\u2019s second half on the realistic assumption that vaccine distribution will permit many aspects of city life to resume.
