{"id":21068,"date":"2022-12-29T10:10:00","date_gmt":"2022-12-29T18:10:00","guid":{"rendered":"https:\/\/www.roryc.ca\/blog\/?p=21068"},"modified":"2022-12-29T08:54:10","modified_gmt":"2022-12-29T16:54:10","slug":"bc-home-prices-drop-by-8-6-y-y","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2022\/12\/bc-home-prices-drop-by-8-6-y-y\/","title":{"rendered":"BC Home Prices Drop by 8.6% Y\/Y"},"content":{"rendered":"<p style=\"text-align: justify;\">British Columbia home sales activity was cut in half year-over-year, reports the British Column Real Estate Association.<\/p>\n<p style=\"text-align: justify;\">A total of 4,512 residential unit sales were recorded in November 2022 \u2013 half of last year\u2019s sales volume and 30% below the historical average.<\/p>\n<p style=\"text-align: justify;\">\u201cA lot has changed in 2022,\u201d Brendon Ogmundson, BCREA chief economist, said. \u201cThis time last year, home sales were near a record for November, home prices were accelerating, and mortgage rates were less than half of current levels.\u201d<\/p>\n<p style=\"text-align: justify;\">The average list price in BC was $906,785 in November 2022 \u2013 8.6% lower than this time last year. Chilliwack and Fraser Valley saw the highest price drops at 18.6% and 17.1% respectively.<\/p>\n<p style=\"text-align: justify;\">But despite the overall decrease in price, mortgage rate hikes continue to be an issue for prospective buyers, slowing down sales activity across the province.<\/p>\n<p style=\"text-align: justify;\">\u201cElevated mortgage rates will continue to constrain sales activity,\u201d Ogmundson added. \u201cThough with the Bank of Canada nearing the end of its tightening cycle and benchmark bond yields falling, mortgage rate relief may be on the horizon.\u201d<\/p>\n<p style=\"text-align: justify;\">Year-to-date, BC residential sales dollar volume was down 28.7% from the same period in 2021.
