{"id":23557,"date":"2024-03-19T10:10:00","date_gmt":"2024-03-19T17:10:00","guid":{"rendered":"https:\/\/www.roryc.ca\/blog\/?p=23557"},"modified":"2024-03-07T10:26:31","modified_gmt":"2024-03-07T18:26:31","slug":"summary-of-findings-for-analyzing-the-impacts-of-bc-flipping-tax","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2024\/03\/summary-of-findings-for-analyzing-the-impacts-of-bc-flipping-tax\/","title":{"rendered":"Summary of Findings for Analyzing The Impacts of BC Flipping Tax"},"content":{"rendered":"<p style=\"text-align: justify;\"><strong>Summary of Findings<\/strong><\/p>\n<p style=\"text-align: justify;\"><em>\u2022 Flipping activity, by any definition, is an insignificant share of overall transactions in BC. <\/em><br \/>\n<em>\u2022 We estimate that the flipping tax will lower sales in BC by 1.7%, but will have minimal impact on home prices. <\/em><br \/>\n<em>\u2022 There is a significant risk that the tax will cause potential sellers to delay listing their homes, leading to lower resale housing supply and tighter market conditions.<\/em><\/p>\n<p style=\"text-align: justify;\">The BC Government has announced its intention to implement a flipping tax in British Columbia.<\/p>\n<p style=\"text-align: justify;\">Specifically, the government is proposing to add an additional tax to the proceeds of the sale on the sale of a home sold within two years of purchasing.<\/p>\n<p style=\"text-align: justify;\">We know that flipping activity can be harmful when markets become overheated, and rapid price appreciation attracts market participants who are purely short-term speculators.
