{"id":23851,"date":"2024-05-06T10:10:00","date_gmt":"2024-05-06T17:10:00","guid":{"rendered":"https:\/\/www.roryc.ca\/blog\/?p=23851"},"modified":"2024-05-02T10:20:15","modified_gmt":"2024-05-02T17:20:15","slug":"fvreb-housing-market-takes-modest-increase-in-home-sales-inventory-continues-to-build","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2024\/05\/fvreb-housing-market-takes-modest-increase-in-home-sales-inventory-continues-to-build\/","title":{"rendered":"FVREB Housing Market Takes Modest Increase in Home Sales, Inventory Continues to Build"},"content":{"rendered":"<p style=\"text-align: justify;\">SURREY, BC \u2013 Supply of available homes in the Fraser Valley market continued to build last month, however buyers remained relatively hesitant, leading to a cooler resale market in April.<\/p>\n<p style=\"text-align: justify;\">The Fraser Valley Real Estate Board recorded 1,471 transactions on its Multiple Listings Service\u00ae (MLS\u00ae) in April, up 5% from March, but off by 5% compared to April 2023.<\/p>\n<p style=\"text-align: justify;\">While sales were the third lowest recorded for an April in the last decade, inventory continues to build, reaching levels not seen since September 2020. Active listings were 7,313, up by 18% over last month and 17% above the 10-year average.<\/p>\n<p style=\"text-align: justify;\">\u201cWe are seeing a relatively calm and balanced market right now,\u201d said Jeff Chadha, Chair of the Fraser Valley Real Estate Board. \u201cWhich means buyers have time to shop around and purchase a home without the pressure of a few years ago, and while prices are holding fairly steady across all property types.\u201d<\/p>\n<p style=\"text-align: justify;\">New listings helped bolster overall inventory, increasing 33% in April, to 3,976. With a sales-to-active listings ratio of 20%, overall market conditions are balanced. The market is considered balanced when the ratio is between 12% and 20%.<\/p>\n<p style=\"text-align: justify;\">\u201cThere is a lot of caution in the market right now,\u201d said FVREB CEO Baldev Gill. \u201cBuyers are hesitant to purchase a home until the Bank of Canada lowers its rate \u2014 however we encourage anyone looking to get into the market to talk to their REALTOR\u00ae and their financial professional about what rates are available today.\u201d<\/p>\n<p style=\"text-align: justify;\">The average number of days homes are spending on the market continues to decline, with single-family detached homes spending 23 days on the market, down from 27 days in March, apartments spending 23 days on the market, down from 26 days in March and townhomes moving more quickly at 19 days, down from 20 days on the market in March.<\/p>\n<p style=\"text-align: justify;\">Overall Benchmark prices edged up again in April, by 0.5% from March and up 1.5% over April 2023.<\/p>\n<p style=\"text-align: justify;\"><strong>MLS\u00ae HPI Benchmark Price Activity<\/strong><\/p>\n<p style=\"text-align: justify;\">\u2022 Single Family Detached : At $1,532,700, the Benchmark price for an FVREB single-family detached home increased 1.0% compared to March 2024 and increased 5.3% compared to April 2023.<br \/>\n\u2022 Townhomes : At $854,700, the Benchmark price for an FVREB townhome increased 0.9% compared to March 2024 and increased 4.9% compared to April 2023.<br \/>\n\u2022 Apartments : At $561,900, the Benchmark price for an FVREB apartment\/condo increased 1.2% compared to March 2024 and increased 5.7% compared to April 2023.<\/p>\n<p><a href=\"https:\/\/www.fvreb.bc.ca\/statistics\/Package202404.pdf\" target=\"_blank\" rel=\"noopener\">Click here<\/a> for the full statistics package.<\/p>\n<p style=\"text-align: justify;\"><a href=\"https:\/\/www.fvreb.bc.ca\/statistics\/modest-increase-in-april-home-sales-in-the-fraser-valley-takes-lead-from-cooler-spring-weather\/\" target=\"_blank\" rel=\"noopener\">Modest Increase in April Home Sales in The Fraser Valley Takes Lead from Cooler Spring Weather<\/a> by FVREB<\/p>\n","protected":false},"excerpt":{"rendered":"<p>SURREY, BC \u2013 Supply of available homes in the Fraser Valley market continued to build last month, however buyers remained relatively hesitant, leading to a cooler resale market in April. &hellip;
