This is the question addressed by an article in realtor.com.<\/p>\n<p style=\"text-align: justify;\">Firstly the article reassures sellers that they shouldn\u2019t panic as apparently the average time a home spends on the market in the United States is 73 days, but this can vary quite drastically according to the area. For example property in the San Francisco metro area only spends 54 days on the market, whereas the average for Birmingham, Alabama is 144 days. It advises sellers to take a look at their local market and to find out the average time taken to sell a comparable home. If you are well within this average then there is no need to worry.<\/p>\n<p style=\"text-align: justify;\">Most buyers begin to look for a property online and great photography is essential for selling a home. If you aren\u2019t getting any viewings, it could be that your listing photographs need some help. Hiring a professional photographer could be worth the additional expense with costs ranging from $250-$500, and of course if you choose to have extras such as a video then the cost will be higher.<\/p>\n<p style=\"text-align: justify;\">If your home doesn\u2019t look good, then it could be worth thinking about having it professionally staged. Staging can help sell a home about 20% faster compared to a home that hasn\u2019t been staged. Costs can vary considerably, but figures from the National Association of Realtors\u00ae found the median cost of home staging is $675. Once it has been staged, it\u2019s up to you to keep clean and tidy.<\/p>\n<p style=\"text-align: justify;\">Another thing to look at is the style of your home as generally a more neutral appearance can help sell a home more easily, something that is not easy to do if a home represents the current owner\u2019s personality a little too well. Picking more neutral colors will help potential buyers imagine how it would feel to live in the property.<\/p>\n<p style=\"text-align: justify;\">It\u2019s also not a good idea to be around when the potential buyers show up, as it\u2019s much better to let a real estate agent to the showing. If the seller is present, it can make buyers feel more self-conscious and less able to discuss their real opinion of the property with their Realtors.
