{"id":25488,"date":"2025-03-25T10:10:43","date_gmt":"2025-03-25T17:10:43","guid":{"rendered":"https:\/\/www.roryc.ca\/blog\/?p=25488"},"modified":"2025-03-17T18:34:06","modified_gmt":"2025-03-18T01:34:06","slug":"metro-vancouver-fraser-valley-a-buyers-market-with-more-properties-prices-weakening","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2025\/03\/metro-vancouver-fraser-valley-a-buyers-market-with-more-properties-prices-weakening\/","title":{"rendered":"Metro Vancouver &#038; Fraser Valley A Buyer&#8217;s Market, with More Properties &#038; Prices Weakening"},"content":{"rendered":"<p style=\"text-align: justify;\">Experts in the housing market are calling Metro Vancouver and the Fraser Valley a buyer\u2019s market, with more properties on the market and prices weakening.<\/p>\n<p style=\"text-align: justify;\">The Fraser Valley Real Estate Board says through February, buyers had more leverage and more time to explore options.<\/p>\n<p style=\"text-align: justify;\">With 7,251 active listings in January, the board says inventory was at a 10-year seasonal high \u2014 54% above the 10-year average.<\/p>\n<p style=\"text-align: justify;\">Greater Vancouver Realtors (GVR) paints a similar picture for the Metro market, calling it more balanced.<\/p>\n<p style=\"text-align: justify;\">Andrew Lis, GVR\u2019s director of economics and data analytics says the current state is \u201csome of the most favourable market conditions seen in years,\u201d and buyers should take advantage.<\/p>\n<p style=\"text-align: justify;\">\u201cAfter the rush of new listings in January, home sales and new listings in February were closer to historical averages, which has positioned the overall market in balanced conditions,\u201d said Lis.<\/p>\n<p style=\"text-align: justify;\">Baldev Gill, CEO of the Fraser Valley Real Estate Board, says it\u2019s unclear if conditions will hold.<\/p>\n<p style=\"text-align: justify;\">\u201cThere is no doubt that economic uncertainty is playing a role, especially the spectre of a trade war, which could lead to even more rate cuts by the Bank of Canada,\u201d said Gill.<\/p>\n<p style=\"text-align: justify;\">\u201cWith a potential Bank of Canada rate cut on the table for mid-March, homebuyers may find slightly improved borrowing conditions while enjoying the largest selection of homes on the market since pre-pandemic times,\u201d Lis added.<\/p>\n<p style=\"text-align: justify;\">GVR says across all detached, attached, and apartment property types, the sales-to-active listings ratio for February is 14.8%, but 10.7% for detached homes specifically.
