{"id":26072,"date":"2025-07-08T10:10:28","date_gmt":"2025-07-08T17:10:28","guid":{"rendered":"https:\/\/www.roryc.ca\/blog\/?p=26072"},"modified":"2025-06-27T09:11:09","modified_gmt":"2025-06-27T16:11:09","slug":"vancouver-commercial-real-estate-points-to-strong-second-half-of-2025-despite-headwinds","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2025\/07\/vancouver-commercial-real-estate-points-to-strong-second-half-of-2025-despite-headwinds\/","title":{"rendered":"Vancouver Commercial Real Estate Points to Strong Second Half of 2025 Despite Headwinds"},"content":{"rendered":"<p style=\"text-align: justify;\">Vancouver\u2019s commercial real estate market is entering the second half of the year with renewed confidence and resilience, according to a new survey by Avison Young (Canada) Inc.<\/p>\n<p style=\"text-align: justify;\">An internal survey of over 150 Avison Young professionals across Canada predicts that Vancouver\u2019s commercial real estate market will be \u201cstable\u201d in the second half of 2025, despite lower office demand from the tech sector and a \u201cmixed\u201d industrial market.<\/p>\n<p style=\"text-align: justify;\">\u201cDespite ongoing global uncertainty and macroeconomic headwinds, the city is charting its own course,&#8221; said Brett Armstrong, managing director of the firm\u2019s Vancouver office, in the Wednesday report.<\/p>\n<p style=\"text-align: justify;\">There are strong fundamentals, a constrained supply environment and a business culture that has embraced return-to-office more fully than other Canadian markets, he said.<\/p>\n<p style=\"text-align: justify;\">In the city\u2019s office sector, Armstrong said demand is \u201crobust,\u201d especially for trophy office buildings, which are seeing tightening inventory and swift leasing.<\/p>\n<p style=\"text-align: justify;\">\u201cThis resurgence is occurring even without a full rebound from the tech sector, which was once a major driver of office demand,\u201d he said.<\/p>\n<p style=\"text-align: justify;\">In Vancouver\u2019s industrial sector, small- and mid-size users remain cautious, influenced by tariff concerns and economic instability, though the asset class remains \u201cfundamentally strong\u201d with rents above historical norms, he said.<\/p>\n<p style=\"text-align: justify;\">Regarding retail real estate, Armstrong said grocery-anchored assets are performing \u201cexceptionally well\u201d and attracting investor interest in Vancouver.<\/p>\n<p style=\"text-align: justify;\">Meanwhile, he expects other asset classes like land and multi-residential to bounce back after a challenging period. \u201cThere\u2019s growing optimism that these sectors will rebound as immigration stabilizes and housing demand resurfaces,\u201d Armstrong said.<\/p>\n<p style=\"text-align: justify;\">Overall, Vancouver commercial real estate is \u201cwell-positioned for continued growth\u201d through the rest of 2025, he said.<\/p>\n<p><a href=\"https:\/\/www.biv.com\/news\/real-estate\/vancouver-commercial-real-estate-charting-its-own-course-10863239\" target=\"_blank\" rel=\"noopener\">Vancouver Commercial Real Estate &#8220;Charting Its Own Course&#8221;<\/a> by Jami Makan | BIV<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Vancouver\u2019s commercial real estate market is entering the second half of the year with renewed confidence and resilience, according to a new survey by Avison Young (Canada) Inc.
