{"id":26083,"date":"2025-07-07T10:10:40","date_gmt":"2025-07-07T17:10:40","guid":{"rendered":"https:\/\/www.roryc.ca\/blog\/?p=26083"},"modified":"2025-07-03T09:17:44","modified_gmt":"2025-07-03T16:17:44","slug":"fraser-valley-housing-market-remains-in-balanced-condition-offers-buying-opportunities","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2025\/07\/fraser-valley-housing-market-remains-in-balanced-condition-offers-buying-opportunities\/","title":{"rendered":"Fraser Valley Housing Market Remains in Balanced Condition, Offers Buying Opportunities"},"content":{"rendered":"<p style=\"text-align: justify;\">SURREY, BC \u2013 Economic uncertainty continued to be the main driver in buying decisions as home sales in the Fraser Valley remain mostly unchanged, despite abundant inventory and lower prices.<\/p>\n<p style=\"text-align: justify;\">The Fraser Valley Real Estate Board recorded 1,195 sales on its Multiple Listing Service\u00ae (MLS\u00ae) in June, up 1% from May, but 9% below sales from June 2024 and 33% below the 10-year average.<\/p>\n<p style=\"text-align: justify;\">The Fraser Valley remains in a buyer\u2019s market with the supply of available homes continuing to build. Active listings approached 11,000 in June \u2014 a 2% increase over May and 30% above levels from this time last year. New listings declined 10% over May to 3,618. The overall sales-to-active listings ratio is steady at 11%; the market is considered balanced when the ratio is between 12% and 20%.<\/p>\n<p style=\"text-align: justify;\">\u201cFor buyers who can tolerate the current economic uncertainty, this market offers some very real opportunities,\u201d said Tore Jacobsen, Chair of the Fraser Valley Real Estate Board. \u201cWith more homes to choose from and softening prices, it\u2019s a uniquely favourable time to make a move in the Fraser Valley, particularly for first-time buyers.\u201d<\/p>\n<p style=\"text-align: justify;\">Across the Fraser Valley in June, the average number of days to sell a condo was 39 days, while for a single family detached home it was 35 days. Townhomes took, on average, 30 days to sell.<\/p>\n<p style=\"text-align: justify;\">\u201cThere\u2019s no question the economy continues to grapple with unpredictability surrounding trade and tariffs, and the real estate market, like all sectors, is adapting to an uncertain future,\u201d said Baldev Gill, CEO of the Fraser Valley Real Estate Board. \u201cPerhaps this presents an opportunity for government to revisit policy decisions of the past, which may have served their purposes under different market conditions, in support of new economic realities.\u201d<\/p>\n<p style=\"text-align: justify;\">The composite Benchmark price in the Fraser Valley decreased 1.2% in June, to $951,500.<\/p>\n<p style=\"text-align: justify;\"><strong>MLS\u00ae HPI Benchmark Price Activity<\/strong><\/p>\n<p>\u2022 Single Family Detached : At $1,458,600, the Benchmark price for an FVREB single-family detached home decreased 1.6% compared to May 2025 and decreased 4.6% compared to June<br \/>\n2024.<br \/>\n\u2022 Townhomes : At $824,400 the Benchmark price for an FVREB townhome decreased 1.0% compared to May 2025 and decreased 3.1% compared to June 2024.<br \/>\n\u2022 Apartments : At $526,500 the Benchmark price for an FVREB apartment\/condo decreased 1.2% compared to May 2025 and decreased 4.5% compared to June 2024.<\/p>\n<p style=\"text-align: justify;\"><a href=\"https:\/\/www.fvreb.bc.ca\/statistics\/Package202506.pdf\" target=\"_blank\" rel=\"noopener\">Click here<\/a> to view the full statistics package.<\/p>\n<p><a href=\"https:\/\/www.fvreb.bc.ca\/statistics\/fraser-valley-home-sales-returning-to-seasonal-norms-in-november-after-october-surge-3-2-2-2\/\" target=\"_blank\" rel=\"noopener\">Buying Opportunities Remain Untapped in Fraser Valley Real Estate Market<\/a> by FVREB<\/p>\n","protected":false},"excerpt":{"rendered":"<p>SURREY, BC \u2013 Economic uncertainty continued to be the main driver in buying decisions as home sales in the Fraser Valley remain mostly unchanged, despite abundant inventory and lower prices. &hellip;
