{"id":26372,"date":"2025-09-03T11:11:50","date_gmt":"2025-09-03T18:11:50","guid":{"rendered":"https:\/\/www.roryc.ca\/blog\/?p=26372"},"modified":"2025-08-27T09:12:49","modified_gmt":"2025-08-27T16:12:49","slug":"canadian-has-stronger-fundamentals-offering-a-healthy-mix-of-commercial-properties","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2025\/09\/canadian-has-stronger-fundamentals-offering-a-healthy-mix-of-commercial-properties\/","title":{"rendered":"Canadian has Stronger Fundamentals Offering A Healthy Mix of Commercial Properties"},"content":{"rendered":"<p style=\"text-align: justify;\">Canada offers favourable investment conditions for commercial real estate investors amid the trade conflict with the US, says a new report by Colliers Canada.<\/p>\n<p style=\"text-align: justify;\">There is no shortage of reasons to invest in Canada, ranging from government finances and cost of debt to demographics and return on capital, said a Monday report by the commercial real estate firm.<\/p>\n<p style=\"text-align: justify;\">\u201cReal estate is very dependent on the fundamentals, on just demographics, population growth, immigration, job market, and I think that\u2019s always been something in Canada\u2019s favour when you line it up against any country,\u201d said Adam Jacobs, author of the Aug. 25 report.<\/p>\n<p style=\"text-align: justify;\">Colliers Canada\u2019s head of research said Canada has a \u201cperception issue,\u201d however, with higher taxes, a weaker dollar, a smaller market size and less investor familiarity.<\/p>\n<p style=\"text-align: justify;\">US dollars, bonds and tech stocks have traditionally been safe havens, although this may be changing amid volatile US policy, Jacobs said.<\/p>\n<p style=\"text-align: justify;\">\u201cUsually, the US benefits when the world is really chaotic and crazy and everybody\u2019s scared and they\u2019re running for safety,\u201d he said. \u201cWe\u2019re in kind of an unprecedented situation where the US is sort of the instigator of a lot of this chaos globally.\u201d<\/p>\n<p style=\"text-align: justify;\">\u201cThat perhaps adds to the appeal of Canada in terms of, like, \u2018Hey, I want somewhere safe to go, but you know, the US seems a little wilder than maybe it used to be,\u2019\u201d he said.<\/p>\n<p style=\"text-align: justify;\">Jacobs\u2019 report highlighted Canada\u2019s strengths versus the US in the following areas :<\/p>\n<p style=\"text-align: justify;\">\u2022 Better office performance in major cities. Vancouver\u2019s office vacancy rate was less than a third of San Francisco\u2019s in the first quarter. Return-to-office mandates by employers are also driving office demand.<\/p>\n<p style=\"text-align: justify;\">\u2022 More favourable government finances. Canada\u2019s debt-to-GDP levels at the federal level are significantly lower than those of the US Canada\u2019s favourable fiscal position provides more long-term flexibility.<\/p>\n<p style=\"text-align: justify;\">\u2022 The cost of debt is significantly lower in Canada. The US has been slower to cut rates, and the gap between US and Canada borrowing costs is currently much larger than normal.<\/p>\n<p style=\"text-align: justify;\">\u2022 The US still has significantly more space per person for both office and retail. Canada\u2019s much lower level of development means there is room for future growth.<\/p>\n<p style=\"text-align: justify;\">\u2022 Canada has a demographics advantage. Much higher population growth in Canada boosts demand for commercial real estate. The current correction in immigration levels may be temporary.<\/p>\n<p style=\"text-align: justify;\">\u2022 A less volatile investment market.
