{"id":2644,"date":"2016-07-11T15:15:20","date_gmt":"2016-07-11T22:15:20","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=2644"},"modified":"2016-07-08T11:42:02","modified_gmt":"2016-07-08T18:42:02","slug":"signs-you-need-a-new-listing-agent","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2016\/07\/signs-you-need-a-new-listing-agent\/","title":{"rendered":"Signs You Need A New Listing Agent"},"content":{"rendered":"<p style=\"text-align: justify;\">Maybe you chose a real estate agent to sell your home for the wrong reasons \u2014 they promised to get you a really high price, they\u2019re your mom\u2019s best friend\u2019s niece, or they offered the lowest commission rate.<br \/>\nWhatever the case, your home has now been sitting on the market for so long that you\u2019re starting to have flashbacks to fifth grade, when you were picked last for the kickball team. Only your house for sale in San Diego, CA or Columbia, SC isn\u2019t getting picked at all.<br \/>\nIt\u2019s a bit more difficult to break up with an agent when you\u2019re the seller instead of the buyer since you signed a listing agreement.<br \/>\nMany agents will let you out of the agreement if you\u2019re dissatisfied, but you might be forced to wait for the contract to end. Either way, you should be aware of the signs that indicate a breakup could be in your future.<\/p>\n<p style=\"text-align: justify;\"><strong>1. You\u2019re playing a lot of phone tag<\/strong><br \/>\nIn the time before texting, your agent had somewhat of an excuse for not getting back to you in a timely manner. But there really is no excuse for bad communication anymore.<br \/>\n\u201cIf you are having trouble getting in touch with your agent, then that is a big problem,\u201d says Seth Lejeune, a Collegeville, PA, agent. \u201cNo one is too busy not to reply to a text. Either they have too much going on, don\u2019t value your business, or are completely disorganized.\u201d<\/p>\n<p style=\"text-align: justify;\"><strong>2. You\u2019re left in the dark<\/strong><br \/>\nYou should never have to wonder about the status of your home for sale. \u201cIf your agent only calls you when they believe it\u2019s time for a price reduction, then you may have a problem,\u201d says Sep Niakan, a Miami, FL, agent.<br \/>\nIt\u2019s standard practice to receive weekly reports on your listing. Your agent should let you know where your listing is and how many views it gets on each site, says Brian LeBow, a Southern California agent. \u201cI typically send out my reports every Monday, or will go over it by phone with clients on Mondays, at the same time I discuss weekend open-house activity.\u201d<\/p>\n<p style=\"text-align: justify;\"><strong>3. Your listing doesn\u2019t look as good as others<\/strong><br \/>\nPart of a real estate agent\u2019s job is to market your home well.<br \/>\nThe first impression most people will have of your home will be from photos on the internet. If your agent didn\u2019t stage your home properly or use a professional to photograph it, your home will pale in comparison with other houses potential buyers are seeing.<br \/>\n\u201cOver 90% of buyers today search online first before deciding to see a property,\u201d says Kathleen Emhof, owner of Transitions Home Staging &amp; Redesign in Buffalo, NY. \u201cEven the most beautiful home will be passed over if the pictures are dark, show excess clutter, or are poor in general.\u201d<br \/>\nLook at the photos as soon as they\u2019re posted online. \u201cIf the photos don\u2019t make your place look like a million bucks, then you are starting off on the wrong foot,\u201d Niakan says.<\/p>\n<p style=\"text-align: justify;\"><strong>4. You haven\u2019t received a marketing plan<\/strong><br \/>\nMore goes into selling a house than just posting it on Trulia and the multiple listing service (MLS).<br \/>\nA good agent will have a complete marketing plan, which typically includes things like creating a webpage with the home specifications, holding an open house, promoting your home on social media, and sending out postcards.<br \/>\n\u201cTypically, I\u2019ll send at least 500 just-listed cards at the onset of a listing,\u201d LeBow says. Find out what your agent\u2019s marketing plan is, and if there isn\u2019t one, you might want to find another agent.<\/p>\n<p style=\"text-align: justify;\"><strong>5. Your agent is full of hot air<\/strong><br \/>\nIf the price the agent said they\u2019d get for your house sounded too good to be true, it probably is. \u201cIf your house has been on the market much longer than the average days on market \u2026 it may be time to have \u2018the talk,\u2019\u201d LeBow says.<br \/>\nWhat\u2019s supposed to happen is a comparative market analysis, a process wherein the agent evaluates your home and compares it with similar recently sold and currently listed homes in the area.<br \/>\n\u201cMany bad agents often make promises that they know they won\u2019t be able to keep because they believe that doing so will help them earn the listing,\u201d says Thomas Miller, a Washington, DC, agent.
