{"id":26586,"date":"2025-10-14T10:10:46","date_gmt":"2025-10-14T17:10:46","guid":{"rendered":"https:\/\/www.roryc.ca\/blog\/?p=26586"},"modified":"2025-10-14T09:18:08","modified_gmt":"2025-10-14T16:18:08","slug":"metro-vancouver-buyers-have-reason-to-be-optimistic-about-the-fall-housing-outlook","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2025\/10\/metro-vancouver-buyers-have-reason-to-be-optimistic-about-the-fall-housing-outlook\/","title":{"rendered":"Metro Vancouver Buyers Have Reason to Be Optimistic About The Fall Housing Outlook"},"content":{"rendered":"<p style=\"text-align: justify;\">Metro Vancouver\u2019s housing market posted a slight lift in September, as lower interest rates and easing prices encouraged buyers to strike.<\/p>\n<p style=\"text-align: justify;\">Greater Vancouver Realtors (GVR) reported 1,875 residential sales last month, a 1.2% increase (23 sales) from the same month last year.<\/p>\n<p style=\"text-align: justify;\">Despite the gain, sales remained 20.1% below the region\u2019s 10-year seasonal average of 2,348.<\/p>\n<p style=\"text-align: justify;\">The benchmark price for all residential properties was $1.14 million in September, down 3.2% from September 2024, and a 0.7% dip from August.<\/p>\n<p style=\"text-align: justify;\">\u201cWith another cut to Bank of Canada\u2019s policy rate behind us, and markets pricing in at least one more cut by the end of the year, Metro Vancouver homebuyers have reason to be optimistic about the fall market,\u201d said Andrew Lis, GVR\u2019s director of economics and data analytics. \u201cEasing prices, near-record high inventory levels, and increasingly favourable borrowing costs are offering those looking to purchase a home this fall with plenty of opportunity.\u201d<\/p>\n<p style=\"text-align: justify;\"><strong>Inventory Levels on The Rise<\/strong><\/p>\n<p style=\"text-align: justify;\">Sellers were also more active, with 6,527 detached, attached and apartment properties newly listed in September. That marks a 6.2% increase year-over-year, and sits 20.1% above the 10-year seasonal average of 5,434.<\/p>\n<p style=\"text-align: justify;\">The total number of homes listed on the MLS reached 17,079, up 14.4% from 14,932 in September 2024. Current listings stand 36.1% above the long-term average of 12,553.<\/p>\n<p style=\"text-align: justify;\">The sales-to-active listings ratio across all property types was 11.3% in September. Historically, sustained ratios below 12% signal downward pressure on prices, while levels above 20% point to price gains, said GVR.<\/p>\n<p style=\"text-align: justify;\"><strong>Outlook<\/strong><\/p>\n<p style=\"text-align: justify;\">\u201cThe past few years have been quite challenging for the market, beginning with 2022\u2019s rapid increase in interest rates, major political and policy shifts in subsequent years, and recent trade tensions with the USA weighing on the market,\u201d Lis said. \u201cWith the acute impacts of these events now fading, we expect market activity to continue stabilizing to end the year, barring any unforeseeable major disruptions.\u201d<\/p>\n<p><a href=\"https:\/\/realestatemagazine.ca\/vancouver-home-sales-rise-slightly-as-borrowing-eases\/\" target=\"_blank\" rel=\"noopener\">Vancouver Home Sales Rise Slightly as Borrowing Eases<\/a> by Real Estate Magazine<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Metro Vancouver\u2019s housing market posted a slight lift in September, as lower interest rates and easing prices encouraged buyers to strike.
