Overall inventory remains well above seasonal norms for the Fraser Valley, with 10,121 active listings, down 4% from September but up 15% year-over-year.<\/p>\n<p style=\"text-align: justify;\">\u201cMotivated sellers are responding to increasingly competitive market conditions with more realistic pricing strategies,\u201d said Tore Jacobsen, Chair of the Fraser Valley Real Estate Board. \u201cAs a result, we\u2019re seeing prices soften\u2014a shift that\u2019s helping to facilitate sales in a slower market.\u201d<\/p>\n<p style=\"text-align: justify;\">The Fraser Valley remains firmly in a buyer\u2019s market, with an overall sales-to-active listings ratio of 11% in October, up from 9% in September. The modest increase reflects a rise in sales alongside a slight decline in inventory. A balanced market is typically defined by a ratio between 12% and 20%.<\/p>\n<p style=\"text-align: justify;\">Across the Fraser Valley in October, the average number of days to sell both a single-family detached home and a condo was 42 days; while for a townhome it was 37 days.<\/p>\n<p style=\"text-align: justify;\">\u201cWhile these early signs are encouraging, the path back to seasonal average sales levels will take time,\u201d said Baldev Gill, CEO of the Fraser Valley Real Estate Board. \u201cAs more new supply comes on stream and sellers adapt to the shifting dynamics, we expect the market to respond accordingly.\u201d<\/p>\n<p style=\"text-align: justify;\">The composite Benchmark price for a typical home in the Fraser Valley decreased 0.7% in October, to $919,900.<\/p>\n<p style=\"text-align: justify;\"><strong>MLS\u00ae HPI Benchmark Price Activity<\/strong><\/p>\n<p style=\"text-align: justify;\">\u2022 Single Family Detached : At $1,411,900 the Benchmark price for an FVREB single-family detached home decreased 0.6% compared to September 2025 and decreased 5.1% compared to October 2024.<br \/>\n\u2022 Townhomes : At $786,000 the Benchmark price for an FVREB townhome decreased 1.2% compared to September 2025 and decreased 5.6% compared to October 2024.<br \/>\n\u2022 Apartments : At $506,400 the Benchmark price for an FVREB apartment\/condo decreased 0.8% compared to September 2025 and decreased 6.8% compared to October 2024.<\/p>\n<p style=\"text-align: justify;\"><a href=\"https:\/\/www.fvreb.bc.ca\/statistics\/Package202510.pdf\" target=\"_blank\" rel=\"noopener\">Click here<\/a> to view the full statistics package.<\/p>\n<p><a href=\"https:\/\/www.fvreb.bc.ca\/fvrebpublic\/statistics\/sustained-elevated-inventories-soften-fraser-valley-home-prices-further-spurring-bump-in-sales-3\/\" target=\"_blank\" rel=\"noopener\">October Bring Welcome Boost to Fraser Valley, But Sales Still Lag Seasonal Averages<\/a> by FVREB<\/p>\n","protected":false},"excerpt":{"rendered":"<p>SURREY, BC \u2013 Fraser Valley home sales climbed for the second straight month in October, a sign that some buyers may be responding to steadily easing prices.
