In the home landscaping market, though, it\u2019s a concept that\u2019s beginning to gain ground.<\/p>\n<p style=\"text-align: justify;\">Awareness is building around hardy, drought-resistant native plants and other green-minded approaches that appeal to potential buyers interested in sustainability, low maintenance, and reduced water costs. The reasoning is that by minimizing their ecological footprint, homeowners can have a better connection with local ecosystems and pollinators, enhance their property\u2019s appeal, and potentially save on overhead and upkeep to boot.<\/p>\n<p style=\"text-align: justify;\">That\u2019s a lot of buzzwords, but what exactly does it mean?<\/p>\n<p style=\"text-align: justify;\">Simply put, native plants, shrubs, and trees are adapted to their specific local climate and soil conditions. So they need less water and maintenance, and fewer or no pesticides or fertilizer. They also provide the ideal food and habitat for local insects, birds, and butterflies.<\/p>\n<p style=\"text-align: justify;\">This can result in less effort and expense for homeowners and more positive environmental outcomes for your yard and the planet.<\/p>\n<p style=\"text-align: justify;\"><strong>A New Credential Takes Root<\/strong><\/p>\n<p style=\"text-align: justify;\">Drought-tolerant landscaping \u2014 xeriscaping \u2014 is among the topics covered in the curriculum for the Canadian Certified Green Representative (CCGR) designation, a new professional certification for agents launched last year by the Canadian Real Estate Association (CREA). The certification is designed to help agents better understand sustainability and its impacts on real estate, says Danielle Paquette, CREA\u2019s director of learning and development.<\/p>\n<p style=\"text-align: justify;\">Landscaping \u201ccan play an important role in a home\u2019s environmental performance and livability,\u201d she says. \u201cVegetation and tree cover can contribute to biodiversity, improved air quality, storm water management, and neighbourhood cooling.\u201d<\/p>\n<p style=\"text-align: justify;\">Paquette explains that drought-tolerant landscaping relies heavily on native plants. \u201cThese types of landscapes can reduce water use while appealing to homebuyers who want lower-maintenance outdoor spaces.\u201d<\/p>\n<p style=\"text-align: justify;\">Green infrastructure can also \u201ccontribute to property value factors,\u201d she adds.<\/p>\n<p style=\"text-align: justify;\"><strong>Slow Going in Ontario<\/strong><\/p>\n<p style=\"text-align: justify;\">Toronto-based Remax Hallmark agent Jennifer Scaife, who has obtained the CCGR certification, feels that while there\u2019s currently \u201cnot a wide enough appeal for eco-landscaping,\u201d this will change as people recognize its value.<\/p>\n<p style=\"text-align: justify;\">\u201cIt just needs more time to settle, much the same way that greening one\u2019s home did,\u201d she says. \u201cThe change, the awareness, has been a slow, hard slog.\u201d<\/p>\n<p style=\"text-align: justify;\">In Ontario, non-invasive, drought-resistant native plantings include black-eyed Susan, purple coneflower, and milkweed. In BC, examples are succulents and mock orange. (While perennials return every year, making them lower maintenance than annuals, both can be used in xeriscaping.)<\/p>\n<p style=\"text-align: justify;\">Although native plantings \u201cdon\u2019t need to be tended in the way cultivated gardens do,\u201d they can involve steep upfront costs when installed by a landscape designer, Scaife warns.<\/p>\n<p style=\"text-align: justify;\">Other potential drawbacks involve ornamental grasses (found across the country) growing so tall that they wreak havoc with views and sun exposure. People with bee-sting allergies may want to avoid pollinator gardens. And if not done properly, yards showcasing native plants can look overgrown \u2014 sometimes to the point that neighbours call the city and complain.<\/p>\n<p style=\"text-align: justify;\">It\u2019s a fine line.<\/p>\n<p style=\"text-align: justify;\">The level of community enthusiasm for eco-friendly gardening can be dependent on what part of the country you live in, and even what neighbourhood.<\/p>\n<p style=\"text-align: justify;\">\u201cWhere I work, sustainable landscaping is not on people\u2019s radar,\u201d says Matt Kim, co-owner of Kenny Kim Landscaping, located in the Toronto district of North York. \u201cBut clientele somewhere like the Toronto Beaches would be more conscious of it.\u201d<\/p>\n<p style=\"text-align: justify;\">Ontario-based agent Matthew Regan, co-leader of Remax\u2019s Regan Irish &amp; Associates team, is not convinced. \u201cWe\u2019re really not seeing much of this here,\u201d he insists. \u201cI\u2019ve never run across a buyer looking for sustainable landscaping \u2026.. I don\u2019t think people are there yet.\u201d<\/p>\n<p style=\"text-align: justify;\">Like many Ontario residents, though, Regan is fully on board with landscaping that\u2019s bee-friendly. \u201cI\u2019m a beekeeper. I have hives on my property \u2026 We have an obligation to protect pollinators.\u201d<\/p>\n<p style=\"text-align: justify;\">Be aware, however, that buyers may not give dollar-for-dollar back in landscaping upgrades made by the seller, he says.<\/p>\n<p style=\"text-align: justify;\">One of the reasons interest in this type of landscaping is lagging behind in Ontario may be because the province is nowhere near as susceptible to extreme, large-scale water scarcity as locales like BC and California, where drought-hardy and fire-resistant plantings are increasingly preferred.<\/p>\n<p style=\"text-align: justify;\"><strong>BC Leads The Way<\/strong><\/p>\n<p style=\"text-align: justify;\">In BC, \u201cthis is no longer a niche conversation,\u201d says Faith Wilson, who operates a Vancouver brokerage affiliated with Christie\u2019s International Real Estate. \u201cThe issue here often feels more immediate because climate resilience, drought, heat, and water management are already part of everyday planning.\u201d<\/p>\n<p style=\"text-align: justify;\">Vancouver has long had lawn-watering restrictions and promotes \u201cgreen rainwater infrastructure,\u201d she continues. \u201cThe conversation in BC is often not just about being environmentally-minded. It\u2019s also about being practical and future-ready.\u201d<\/p>\n<p style=\"text-align: justify;\">To this end, turf is increasingly seen as a maintenance liability there, with regional guidelines encouraging replacing high-maintenance lawns with native, drought-tolerant plantings.<\/p>\n<p style=\"text-align: justify;\">\u201cIt can absolutely enhance a home\u2019s value, not always in a simplistic dollar-to-dollar way, but in terms of buyer appeal, marketability, and perceived quality,\u201d Wilson says. \u201cEco-friendly landscaping creates a powerful first impression. A home that looks beautiful, uses water more responsibly, and feels connected to its environment stands out.\u201d<\/p>\n<p style=\"text-align: justify;\"><strong>Kelowna&#8217;s Dry Reality<\/strong><\/p>\n<p style=\"text-align: justify;\">More people are having these conversations, concurs Shannon Stone, co-founder of Remax Kelowna Stone Sisters in BC.<\/p>\n<p style=\"text-align: justify;\">\u201cLandscaping that isn\u2019t eco-friendly won\u2019t usually make or break a deal,\u201d she says. \u201cBut interest in sustainability is quite high here.\u201d<\/p>\n<p style=\"text-align: justify;\">With its semi-desert climate, Kelowna is among the driest cities in Canada, making water usage costly. There\u2019s also been a lifestyle change since the pandemic.<\/p>\n<p style=\"text-align: justify;\">\u201cWe live in our homes differently now,\u201d Stone observes.
