{"id":27690,"date":"2026-05-06T10:10:15","date_gmt":"2026-05-06T17:10:15","guid":{"rendered":"https:\/\/www.roryc.ca\/blog\/?p=27690"},"modified":"2026-05-04T10:05:36","modified_gmt":"2026-05-04T17:05:36","slug":"fraser-valley-housing-market-activity-is-picking-up-overall-conditions-remain-firmly-in-buyers-favour","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2026\/05\/fraser-valley-housing-market-activity-is-picking-up-overall-conditions-remain-firmly-in-buyers-favour\/","title":{"rendered":"Fraser Valley Housing Market Activity is Picking Up, Overall Conditions Remain Firmly in Buyers&#8217; Favour"},"content":{"rendered":"<p style=\"text-align: justify;\">SURREY, BC \u2013 For the first time in more than a year, Fraser Valley home sales recorded a year-over-year increase, with activity also rising month-over-month as the spring market begins to show renewed activity.<\/p>\n<p style=\"text-align: justify;\">The Fraser Valley Real Estate Board recorded 1,118 sales on its Multiple Listing Service\u00ae (MLS\u00ae) in April, an 11% increase from March and 7% above the same month last year.<\/p>\n<p style=\"text-align: justify;\">Sellers continued to enter the spring market, with new listings rising 6% from March to 3,549 \u2014 still above seasonal norms, but lower than this time last year.<\/p>\n<p style=\"text-align: justify;\">\u201cMarket activity is picking up as we move through the spring, but overall conditions remain firmly in buyers\u2019 favour,\u201d said Ishaq Ismail, Chair of the Fraser Valley Real Estate Board. \u201cWith inventory at healthy levels and housing affordability improving, buyers continue to have the advantage, although confidence remains tempered by ongoing economic uncertainty and persistent market headwinds.\u201d<\/p>\n<p style=\"text-align: justify;\">Overall inventory remains elevated in the Fraser Valley, with 9,816 active listings, up 7% from March and 45% above the 10-year seasonal average.<\/p>\n<p style=\"text-align: justify;\">The Fraser Valley remains in a buyer\u2019s market, with an overall sales-to-active listings ratio of 11% in April. A balanced market is typically defined by a ratio between 12% and 20%.<\/p>\n<p style=\"text-align: justify;\">\u201cCurrent conditions are creating a more favourable buying environment than we\u2019ve seen in recent years,\u201d said Baldev Gill, CEO of the Fraser Valley Real Estate Board. \u201cBuyers would be well-advised to consult with a REALTOR\u00ae to time their purchases to maximize the benefits of lower home prices while taking advantage of current borrowing costs.\u201d<\/p>\n<p style=\"text-align: justify;\">Across the Fraser Valley in April, the average number of days to sell a single-family detached home was 37 days, while for a townhome it was 32 days. Condos took, on average, 42 days to sell.<\/p>\n<p style=\"text-align: justify;\">For the second month in a row, the composite Benchmark price for a typical home in the Fraser Valley increased, up 0.1% in April, to $899,200.<\/p>\n<p style=\"text-align: justify;\"><strong>MLS\u00ae HPI Benchmark Price Activity<\/strong><\/p>\n<p style=\"text-align: justify;\">\u2022 Single Family Detached : At $1,374,800 the Benchmark price for an FVREB single-family detached home decreased 0.1% compared to March 2026 and decreased 8.8% compared to April 2025.<br \/>\n\u2022 Townhomes : At $771,600 the Benchmark price for an FVREB townhome decreased 0.1% compared to March 2026 and decreased 7.4% compared to April 2025.<br \/>\n\u2022 Apartments : At $491,000 the Benchmark price for an FVREB apartment\/condo increased 0.4% compared to March 2026 and decreased 8.3% compared to April 2025.<\/p>\n<p style=\"text-align: justify;\"><a href=\"https:\/\/www.fvreb.bc.ca\/statistics\/Package202604.pdf\" target=\"_blank\" rel=\"noopener\">Click here<\/a> to view the report.<\/p>\n<p><a href=\"https:\/\/www.fvreb.bc.ca\/statistics\/monthly-market-report\/\" target=\"_blank\" rel=\"noopener\">Rising Sales and Price Gains Hint at Stability in The Fraser Valley Housing Market<\/a> by FVREB<\/p>\n","protected":false},"excerpt":{"rendered":"<p>SURREY, BC \u2013 For the first time in more than a year, Fraser Valley home sales recorded a year-over-year increase, with activity also rising month-over-month as the spring market begins &hellip;
