Multigenerational households are growing faster than any other household type in the country. In 2021, 2.4 million people in Canada lived in a multigenerational household, or 6.5% of everyone living in a private household. That trend is pushing more buyers toward 4-bedroom homes.<\/p>\n<p style=\"text-align: justify;\"><strong>Why 4-Bedroom Houses Are in Demand?<\/strong><\/p>\n<p style=\"text-align: justify;\">Multigenerational living isn\u2019t a small niche anymore. Multigenerational households grew by 21.2% between 2011 and 2021, nearly double the 12.4% growth rate of all households combined. Families want room for grandparents, adult children or a new baby, all under one roof.<\/p>\n<p style=\"text-align: justify;\">The demand isn\u2019t limited to any one region, either. Multigenerational households have grown fastest in Nunavut, Yukon, and the Prairies since 2001, as well as Canada\u2019s most expensive provinces like British Columbia and Ontario.<\/p>\n<p style=\"text-align: justify;\">A fourth bedroom also gives buyers flexibility beyond family needs. It can become a home office, a guest room, a nursery or playroom, or a private suite for a parent or adult child.<\/p>\n<p style=\"text-align: justify;\">1) Check the Layout First<\/p>\n<p style=\"text-align: justify;\">Four bedrooms don\u2019t always mean four useful bedrooms. Walk through each room and ask :<\/p>\n<p style=\"text-align: justify;\"><em>\u2022 Is the fourth bedroom a real bedroom? It should have a window, a closet and space for a bed.<\/em><br \/>\n<em>\u2022 Where are the bedrooms located? Some homes put all four upstairs. Others split them across floors.<\/em><br \/>\n<em>\u2022 How many bathrooms are there? Four bedrooms with one bathroom gets stressful fast. Look for at least two full bathrooms.<\/em><br \/>\n<em>\u2022 Does the main floor flow well? Think about how you cook, eat, work and relax.<\/em><\/p>\n<p style=\"text-align: justify;\">2) Compare Prices Across Cities<\/p>\n<p style=\"text-align: justify;\">Location changes the price of a detached home dramatically. In the Greater Toronto Area, the gap between the core and the suburbs is significant. According to the Toronto Regional Real Estate Board (TRREB), the average detached home in the city of Toronto sold for about $1.53 million in August 2026, while the average detached home in Brampton sold for roughly $1.02 million, a gap of about $505,000.<\/p>\n<p style=\"text-align: justify;\">The wider GTA market has cooled but is starting to tighten. TRREB reported 5,057 home sales in August 2026, down 2.1% from a year earlier, and the average selling price was $993,410, down 2.7%. New listings fell 14.1% year over year, and the region had about 4.6 months of inventory, a more balanced market that TRREB says could bring renewed price growth if supply stays tight. That gives buyers some room to negotiate right now, but possibly not for long.<\/p>\n<p style=\"text-align: justify;\">Before you commit to a location, check :<\/p>\n<p style=\"text-align: justify;\"><em>\u2022 Commute : Test the drive or transit ride at rush hour.<\/em><br \/>\n<em>\u2022 Schools : Research nearby schools if you have kids or plan to.<\/em><br \/>\n<em>\u2022 Amenities : Look for parks, grocery stores and daycares close by.<\/em><\/p>\n<p style=\"text-align: justify;\">3) Inspect the Home\u2019s Condition<\/p>\n<p style=\"text-align: justify;\">Bigger homes have more to maintain. A home inspection can uncover costly issues before you commit. Pay close attention to :<\/p>\n<p style=\"text-align: justify;\"><em>\u2022 Roof : Ask how old it is and when it was last replaced.<\/em><br \/>\n<em>\u2022 Furnace and air conditioning : Larger homes need stronger systems.<\/em><br \/>\n<em>\u2022 Windows : Old windows drive up energy bills.<\/em><br \/>\n<em>\u2022 Foundation : Look for cracks, moisture or uneven floors.<\/em><br \/>\n<em>\u2022 Plumbing and electrical : Confirm the systems are up to date.<\/em><\/p>\n<p style=\"text-align: justify;\">4) Budget for The Full Cost of Ownership<\/p>\n<p style=\"text-align: justify;\"><em>\u2022 Property tax : Larger homes usually mean higher bills.<\/em><br \/>\n<em>\u2022 Utilities : More space costs more to heat and cool.<\/em><br \/>\n<em>\u2022 Insurance : Premiums can rise with home size and value.<\/em><br \/>\n<em>\u2022 Maintenance : Lawn care, snow removal and repairs add up.<\/em><br \/>\n<em>\u2022 Closing costs : Budget for legal fees, land transfer tax and moving expenses.<\/em><\/p>\n<p style=\"text-align: justify;\">5) Consider Resale Value<\/p>\n<p style=\"text-align: justify;\">You may not plan to sell soon, but plans change. Look for features that appeal to future buyers:<\/p>\n<p style=\"text-align: justify;\"><em>\u2022 A functional floor plan<\/em><br \/>\n<em>\u2022 Updated kitchens and bathrooms<\/em><br \/>\n<em>\u2022 Good natural light<\/em><br \/>\n<em>\u2022 A finished basement<\/em><br \/>\n<em>\u2022 A desirable neighbourhood<\/em><\/p>\n<p style=\"text-align: justify;\">6) Financing<\/p>\n<p style=\"text-align: justify;\"><em>\u2022 Get a mortgage pre-approval.<\/em><br \/>\n<em>\u2022 Set a firm budget.<\/em><br \/>\n<em>\u2022 Make a must-have list and a nice-to-have list.<\/em><br \/>\n<em>\u2022 Work with a local agent who knows the market.<\/em><\/p>\n<p style=\"text-align: justify;\"><strong>Planning Your Next Move?<\/strong><\/p>\n<p style=\"text-align: justify;\">Sellers take prepared buyers seriously.<\/p>\n<p style=\"text-align: justify;\">Demand for 4-bedroom homes is tied to a real shift in how Canadians live, not just a passing trend.
