But the total was 18.2% lower than a year earlier.<\/p>\n<p style=\"text-align: justify;\">Sales totalled 922 in September, down two per cent from August and 4.2% compared from September 2025.<\/p>\n<p style=\"text-align: justify;\">\u201cAs buyers remain cautious and sellers face greater pressure to attract attention, subdued demand continues to weigh on home prices across the Fraser Valley,\u201d the board said.<\/p>\n<p style=\"text-align: justify;\">Benchmark prices continued to decline across property types in the region. The benchmark price for a detached home stood at $1.3 million, down 1.5% from August and 8.8% year-over-year.<\/p>\n<p style=\"text-align: justify;\">The benchmark price for an apartment fell 0.9% month-over-month and 9.3% year-over-year to $461,800. Townhouses had a benchmark price of $745,300, down 0.7% from August and 6.2% from September 2025.<\/p>\n<p style=\"text-align: justify;\">\u201cFor buyers who are in a position to act, this represents a significant shift in affordability and may create an opportunity for some households to move into a different segment of the market,\u201d said Ishaq Ismail, chair of the Fraser Valley Real Estate Board, in a statement Monday.<\/p>\n<p style=\"text-align: justify;\">Langley and North Delta saw stronger performance than some other cities in the region. Langley had 226 sales in September, up 3.1% from August and 4.1% from a year earlier. New listings rose 20.7% month-over-month to 583.<\/p>\n<p style=\"text-align: justify;\">North Delta recorded 39 sales, a 34.4% increase from August, although sales were down 4.8% year-over-year. New listings increased 32.5% month-over-month.<\/p>\n<p style=\"text-align: justify;\">Surrey had 1,124 new listings in September, a 15.6% decline from July and a 17.8% decline from August 2025. Sales edged up 0.7% compared with August 2025 to 404.<\/p>\n<p style=\"text-align: justify;\">In Abbotsford, new listings rose 24.5% from August to 365, while sales fell 21.5% to 113. Compared with September 2025, new listings were down 15.7% and sales declined 18.1%.<\/p>\n<p style=\"text-align: justify;\">Mission saw new listings jump 42.3% month-over-month to 148, while sales fell 9.4% to 48. Year over year, new listings declined 13.4% and sales dropped 22.5%.<\/p>\n<p style=\"text-align: justify;\">\u201cA succession of economic shocks have conspired to weigh on consumer confidence, keeping many buyers on the sidelines,\u201d said Anthony Boone, interim CEO of the Fraser Valley Real Estate Board, in a statement.<\/p>\n<p style=\"text-align: justify;\">\u201cDespite lower prices and more choice, buyers remain cautious, and that is being reflected in the pace of sales.\u201d<\/p>\n<p style=\"text-align: justify;\">Across the Fraser Valley in September, condos took an average of 46 days to sell, while single-family detached homes took 45 days.
