{"id":3060,"date":"2016-08-15T10:10:35","date_gmt":"2016-08-15T17:10:35","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=3060"},"modified":"2016-08-13T09:32:16","modified_gmt":"2016-08-13T16:32:16","slug":"teranet-july-brought-biggest-year-over-year-rise-in-canadian-home-prices-in-6-years","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2016\/08\/teranet-july-brought-biggest-year-over-year-rise-in-canadian-home-prices-in-6-years\/","title":{"rendered":"Teranet : July Brought Biggest Year-Over-Year Rise in Canadian Home Prices in 6 Years"},"content":{"rendered":"<p style=\"text-align: justify;\">Canadian home prices rose in July, and according to real estate data firm Teranet, the increase was driven by hot housing markets in BC and Ontario.<\/p>\n<p style=\"text-align: justify;\">Teranet tracks home prices in Canada using its Teranet-National Bank National Composite House Price Index, and this month\u2019s update shows that the index rose 2% from June to July \u2014 that\u2019s the second-largest July increase since the index was started in 1999. The index also saw a sizeable year-over-year uptick of 10.9%, the biggest in six years.<\/p>\n<p style=\"text-align: justify;\">The index measures home price changes by tracking the observed or registered home prices of properties that have been sold at least twice. To increase accuracy, Teranet excludes certain properties from its calculations, such those that members of the same family have sold to one another, and those that have a high turnover rate.<\/p>\n<p style=\"text-align: justify;\">\u00a0\u00a0\u00a0\u00a0 <a href=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2016\/08\/Teranet.png\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-3061\" src=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2016\/08\/Teranet-300x179.png\" alt=\"Teranet\" width=\"563\" height=\"336\" srcset=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2016\/08\/Teranet-300x179.png 300w, https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2016\/08\/Teranet-768x459.png 768w, https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2016\/08\/Teranet.png 856w\" sizes=\"auto, (max-width: 563px) 100vw, 563px\" \/><\/a><\/p>\n<p style=\"text-align: justify;\">According to Teranet, seven of the 11 markets its index tracks saw month-over-month home price increases last month; what\u2019s more, in four of the seven markets where prices rose, gains were higher than the countrywide increase of 2%. Victoria led the way with a 3.8% gain, and it was followed by Toronto at 3.1%, Hamilton at 2.4% and Vancouver at 2.3%.<\/p>\n<p style=\"text-align: justify;\">Notably, Toronto recorded its 14th rise in home prices in 15 months, while prices have set records for the last five months in Hamilton and for the last three months in Victoria. On a month-over-month basis, just Calgary, Halifax and Quebec City saw home price declines, recording falls of 0.1, 0.4 and 1.6%, respectively.<\/p>\n<p style=\"text-align: justify;\">Year-over-year, Vancouver had the biggest rise in home prices by far at 24.3%. Victoria was next at 14.7%, while Hamilton\u2019s increase came in at 13.4% and Toronto\u2019s was 13.3%. Halifax, Calgary, Edmonton and Quebec City were the only markets where home prices fell compared to last July.<\/p>\n<p style=\"text-align: justify;\">In a note on the updated index, National Bank\u2019s Marc Pinsonneault said that overall he believes it shows that Vancouver is \u201cin a league of its own.\u201d He comments that in addition to recording the largest year-over-year rise in home prices, the city\u2019s monthly price rises have been above 2 per cent for the last six months.<\/p>\n<p style=\"text-align: justify;\">And unlike some market watchers, Pinsonneault doesn\u2019t believe home prices in Vancouver are set to cool.
