{"id":4051,"date":"2016-11-21T08:55:18","date_gmt":"2016-11-21T16:55:18","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=4051"},"modified":"2016-11-21T08:11:10","modified_gmt":"2016-11-21T16:11:10","slug":"a-unique-investing-approach","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2016\/11\/a-unique-investing-approach\/","title":{"rendered":"A Unique Investing Approach"},"content":{"rendered":"<p style=\"text-align: justify;\">One real estate advisor is suggesting investors focus on out-of-the-ordinary properties to help ensure long-term price growth.<\/p>\n<p style=\"text-align: justify;\">\u201cRight now, there are a couple things going on with the market shifting with new government and rules,\u201d Ben Hurlbutt, a real estate advisor with Engel and V\u00f6lkers, told Canadian Real Estate Wealth. \u201cI think the biggest thing always with real estate is properties that are unique will always retain value and they also are solid assets.\u201d<\/p>\n<p style=\"text-align: justify;\">Indeed, the market has seen some fluctuations as a result of various policy changes; it\u2019s also expected to experience further volatility as rates react to the latest American presidential election.<\/p>\n<p style=\"text-align: justify;\">And Hurlbutt argues \u201cunique\u201d real estate options are better insulated from the fluctuations that naturally occur with real estate prices over time.<\/p>\n<p style=\"text-align: justify;\">\u201cSome of those more traditional staples are what I look at and question why you would invest and hold onto a property that would have more fluctuation in value than something that is one-of-a-kind,\u201d he said. \u201cIt\u2019s simple stuff, but time and time again it\u2019s true with real estate.\u201d<\/p>\n<p style=\"text-align: justify;\"><em>Unique properties can be a loft-type unit in a major market \u2013 which are known to experience steadier price growth than cookie-cutter condo units \u2013 or properties that are truly one-of-a-kind.<\/em><\/p>\n<p style=\"text-align: justify;\">\u201cOne of the ones we\u2019re working on right now is a recreational destination type property on a lake. Inside a provincial park; it\u2019s also freehold where most of the land around it is leased,\u201d Hurlbutt said. \u201cIt\u2019s a unique offering with boat slips and each home on this development has views of the water and mountains surround them.<\/p>\n<p style=\"text-align: justify;\">\u201cThere are tons of things to buy in urban areas.
