{"id":4820,"date":"2017-02-03T10:10:03","date_gmt":"2017-02-03T18:10:03","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=4820"},"modified":"2017-02-02T15:54:25","modified_gmt":"2017-02-02T23:54:25","slug":"rebgv-january-home-sales-10-below-10-year-average","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2017\/02\/rebgv-january-home-sales-10-below-10-year-average\/","title":{"rendered":"REBGV January Home Sales 10% Below 10-Year Average"},"content":{"rendered":"<p style=\"text-align: justify;\">Months after new government measures such as the 15% foreign-buyer tax and federal mortgage rules put in place to cool the housing market in Vancouver, home sales across the region continue to drop.<\/p>\n<p style=\"text-align: justify;\">A total of 1,523 homes were sold in Metro Vancouver in January, according to Real Estate Board of Greater Vancouver statistics released February 2, which is down almost 40% compared with the 2,519 units sold in January 2016.<\/p>\n<p style=\"text-align: justify;\">It was also more than 10% below the 10-year sales average for January.<\/p>\n<p style=\"text-align: justify;\">\u201cFrom a real estate perspective, it\u2019s a lukewarm start to the year compared with 2016,\u201d said REBGV president Dan Morrison. \u201cWhile we saw near record-breaking sales at this time last year, homebuyers and sellers are more reluctant to engage so far in 2017.\u201d<\/p>\n<p style=\"text-align: justify;\">As was the case in the last quarter of 2016, the detached home market is seeing the biggest slowdown, while townhomes and condos are more active. Market conditions vary widely by property type.<\/p>\n<p style=\"text-align: justify;\">\u201cAs a result, detached home prices declined about 7% since peaking in July, while townhome and condominium prices have held steady over the period,\u201d Morrison said.<\/p>\n<p style=\"text-align: justify;\">Detached property sales fell almost 58% in the month, reaching 444 units. The benchmark price slipped 6.6% to $1,474,800. While apartment sales fell almost 58%, the benchmark price for this property type increased 0.3% to $512,300. Townhome sales dropped 32% over the year, and the benchmark price slipped 0.7% to $666,500.<\/p>\n<p style=\"text-align: justify;\">REBGV stats cover Whistler, the Sunshine Coast, Squamish, West Vancouver, North Vancouver, Vancouver, Burnaby, New Westminster, Port Moody, Port Coquitlam, Coquitlam, Pitt Meadows, Maple Ridge and South Delta.
