{"id":6037,"date":"2017-05-30T11:11:51","date_gmt":"2017-05-30T18:11:51","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=6037"},"modified":"2017-05-29T19:29:05","modified_gmt":"2017-05-30T02:29:05","slug":"canadas-housing-market-doesnt-look-like-americas-before-it-crashed","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2017\/05\/canadas-housing-market-doesnt-look-like-americas-before-it-crashed\/","title":{"rendered":"Canada\u2019s Housing Market Doesn\u2019t Look Like America\u2019s Before It Crashed"},"content":{"rendered":"<p style=\"text-align: justify;\">Parallels are being drawn between the pre-bust US housing market and Canada\u2019s current boom, but this time the outcome won\u2019t be the same, right?<\/p>\n<p style=\"text-align: justify;\">National Bank suggests there is indeed a key difference between the two situations.<\/p>\n<p style=\"text-align: justify;\">\u201cWe take solace from the fact that lending standards for first-time homeowners in Canada have remained strict in recent years,\u201d writes National Bank Chief Economist Stefane Marion in a note.<\/p>\n<p style=\"text-align: justify;\">In 2006 \u2014 before the housing market crashed stateside \u2014 more than a quarter of first-time US homebuyers had low credit scores.<\/p>\n<p style=\"text-align: justify;\">National Bank considers borrowers with a FICO score under 620 and a Beacon score of less than 660 to have low credit ratings.<\/p>\n<p style=\"text-align: justify;\">In Canada, these higher-risk borrowers represent a 4% share of first-time homebuyers, a \u201cmulti-year\u201d low notes Marion.<\/p>\n<p style=\"text-align: justify;\">\u201cThat is a far cry from the peak of 28% observed in the US at the height of its housing bubble,\u201d the economist states.<\/p>\n<p style=\"text-align: justify;\">\u00a0\u00a0\u00a0\u00a0 <a href=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2017\/05\/low-credit-score-canadian-1024x733.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone  wp-image-6040\" src=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2017\/05\/low-credit-score-canadian-1024x733-300x215.jpg\" alt=\"\" width=\"567\" height=\"406\" srcset=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2017\/05\/low-credit-score-canadian-1024x733-300x215.jpg 300w, https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2017\/05\/low-credit-score-canadian-1024x733-768x550.jpg 768w, https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2017\/05\/low-credit-score-canadian-1024x733.jpg 1024w\" sizes=\"auto, (max-width: 567px) 100vw, 567px\" \/><\/a><\/p>\n<p>Concerns about Canada\u2019s record level of household debt have intensified recently.<\/p>\n<p style=\"text-align: justify;\">\u201cUnderwriting standards for mortgage debt in Canada has become an issue for many investors following the troubles of an alternative mortgage lender at a time when home price inflation in Ontario is ahead of fundamentals,\u201d Marion explains.<\/p>\n<p style=\"text-align: justify;\">Last month, the Ontario Securities Commission, the provincial agency that regulates the lending industry, said Home Capital had knowledge of broker fraud earlier than it had let on.<\/p>\n<p style=\"text-align: justify;\">The development compromised investor confidence in the subprime lender and shares tumbled.<\/p>\n<p style=\"text-align: justify;\">A recent poll conducted for Bloomberg News suggests it is also negatively impacting Canadians\u2019 sentiments towards their country\u2019s housing market \u2014 but not National Bank\u2019s, apparently.<\/p>\n<p style=\"text-align: justify;\">\u201cFor perspective, [Home Capital Group] has a sub-$20 billion mortgage book, which translates to minnow status relative to the $1.1 trillion of residential real estate credit on Big-Six balance sheets,\u201d a National Bank analyst tells the Financial Post.<\/p>\n<p><a href=\"http:\/\/news.buzzbuzzhome.com\/2017\/05\/canadas-housing-market-doesnt-look-like-americas.html\" target=\"_blank\" rel=\"noopener noreferrer\">Big Bank : No, Canada\u2019s Housing Market Doesn\u2019t Look Like America\u2019s Before It Crashed<\/a> by Josh Sherman | Buzz Buzz Home<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Parallels are being drawn between the pre-bust US housing market and Canada\u2019s current boom, but this time the outcome won\u2019t be the same, right?
