What are the pros and cons of each type of real estate investment, and which ones are the most profitable? \u201cOver the generations, real estate has proven itself to be a pretty good, time-tested investment,\u201d says Eric Tyson, co-author of Real Estate Investing for Dummies. \u201cLike investing in the stock market, people who follow some basic principles and buy and hold over long periods of time should do fairly well. But, of course, there\u2019s no guarantee.\u201d<\/p>\n

Realtor.com\u00ae analyzed the five most common real estate investments and broke down the typical returns investors have received over the past five years. Here\u2019s an overview :<\/p>\n

1. Home Flips<\/strong>
\n\u2022 First half of 2017 gross returns : 48.6%
\n\u2022 2014 gross returns : 45.8%
\n\u2022 2012 gross returns : 44.8%<\/p>\n

2. Rental Properties<\/strong>
\n\u2022 2017 gross returns : 13%
\n\u2022 Three-year returns : 9.9%
\n\u2022 Five-year returns : 11.67%<\/p>\n

3. REITs<\/strong>
\n\u2022 2017 returns : 2.75%
\n\u2022 Three-year returns : 8.39%
\n\u2022 Five-year returns : 9.79%<\/p>\n

4. Crowdfunding
\n<\/strong>(pooling money to invest in apartment complexes, office buildings, or shopping centers)
\n\u2022 Year-to-date annualized returns : 8.72%
\n\u2022 Two-year returns : 8.89%<\/strong><\/p>\n

5. Home Appreciation<\/strong>
\n\u2022 One-year appreciation : 10%
\n\u2022 Three-year appreciation : 26.7%
\n\u2022 Five-year appreciation : 44.8%<\/p>\n
