{"id":7563,"date":"2017-12-05T10:10:26","date_gmt":"2017-12-05T18:10:26","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=7563"},"modified":"2017-11-17T09:37:41","modified_gmt":"2017-11-17T17:37:41","slug":"will-bc-home-sales-prices-continue-to-climb-in-2018","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2017\/12\/will-bc-home-sales-prices-continue-to-climb-in-2018\/","title":{"rendered":"Will BC Home Sales &#038; Prices Continue to Climb in 2018?"},"content":{"rendered":"<p style=\"text-align: justify;\">British Columbia\u2019s housing market continued to sit in sellers\u2019 territory in October, as fierce demand outweighed supply across the province.<\/p>\n<p style=\"text-align: justify;\">A total of 8,677 homes changed hands in the region last month, up 19% from a year ago, according to the latest data from the British Columbia Real Estate Association (BCREA), published on Tuesday.<\/p>\n<p style=\"text-align: justify;\">\u201cOverall, demand in the province is being underpinned by very strong economic performance. We\u2019re in our fourth year of real GDP growth above three per cent, this year we\u2019re going to come in close to 4%,\u201d Cameron Muir, BCREA\u2019s Chief Economist, tells BuzzBuzzNews.<\/p>\n<p style=\"text-align: justify;\">Last month, homes sales were up 23% from January 2017 on a seasonally adjusted basis, says Muir.<\/p>\n<p style=\"text-align: justify;\">However, elevated demand for affordable housing types, including condos and attached homes, was met with limited supply.<\/p>\n<p style=\"text-align: justify;\">Last month, active listings totalled 27,987 units in BC, down 5% from October 2016. Over the last 5 years, listings have plummeted roughly 50% in the province.<\/p>\n<p style=\"text-align: justify;\">With strong demand and a lack of supply, the ratio of home sales to active listings was 31 per cent in October compared to 25% a year ago. According to BCREA, the BC housing market is considered relatively balanced when the ratio is between 12 and 20%.<\/p>\n<p style=\"text-align: justify;\">As BC copes with limited supply, prices continue to experience upward pressure.<\/p>\n<p style=\"text-align: justify;\">In October, the average price of a home in BC was $720,129, soaring roughly 19% from the same period a year ago.<\/p>\n<p style=\"text-align: justify;\">With rising prices and imminent federal policy changes, housing affordability could be at risk of further erosion, particularly in Metro Vancouver.<\/p>\n<p style=\"text-align: justify;\">\u201cAffordability is being hit by both rising prices, rising interest rate environment and tougher mortgage qualification rules and that\u2019s likely going to provide some headwinds for overall demand in 2018,\u201d says Muir.<\/p>\n<p style=\"text-align: justify;\">In the new year, Muir anticipates that sales will likely drop 5 to 10% across the province overall.
