But according to one house price index, prices remained fairly buoyant.<\/p>\n<p style=\"text-align: justify;\">January saw a 0.3% month-over-month increase in the Teranet-National Bank Composite National House Price Index, and a 8.7% year-over-year gain.<\/p>\n<p style=\"text-align: justify;\">It\u2019s a softer increase than June\u2019s record 14.2% gain, and the lowest increase since May 2016.<\/p>\n<p style=\"text-align: justify;\">According to National Bank senior economist Marc Pinsonneault, the increase was primarily driven by Vancouver\u2019s tight housing market.<\/p>\n<p style=\"text-align: justify;\">\u00a0\u00a0\u00a0\u00a0 <a href=\"https:\/\/www.roryc.ca\/blog\/?attachment_id=8256\" rel=\"attachment wp-att-8256\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone  wp-image-8256\" src=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/02\/Tro-Index-300x215.png\" alt=\"\" width=\"532\" height=\"381\" srcset=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/02\/Tro-Index-300x215.png 300w, https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/02\/Tro-Index.png 619w\" sizes=\"auto, (max-width: 532px) 100vw, 532px\" \/><\/a><\/p>\n<p>\u201cOn a year-over-year basis, Vancouver\u2019s index for condos surged 23%, while the index for other types of dwellings rose 13.5%,\u201d writes Pinsonneault, in a recent note. \u201cThe fact is that Vancouver\u2019s home resale market remained tight even after the introduction of a tax on acquisitions by foreigners.\u201d<\/p>\n<p style=\"text-align: justify;\">Meanwhile, Toronto\u2019s market was cooler than in previous months, with an increase of just 0.2%.<\/p>\n<p style=\"text-align: justify;\">\u00a0\u00a0\u00a0\u00a0 <a href=\"https:\/\/www.roryc.ca\/blog\/?attachment_id=8257\" rel=\"attachment wp-att-8257\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone  wp-image-8257\" src=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/02\/Van-Index-300x204.png\" alt=\"\" width=\"531\" height=\"361\" srcset=\"https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/02\/Van-Index-300x204.png 300w, https:\/\/www.roryc.ca\/blog\/wp-content\/uploads\/2018\/02\/Van-Index.png 730w\" sizes=\"auto, (max-width: 531px) 100vw, 531px\" \/><\/a><\/p>\n<p>\u201cToronto\u2019s index was up in January for the first time in six months,\u201d writes Pinsonneault. \u201cThis firming of home prices in Toronto might reflect a rush to buy with pre-approved mortgages granted before more stringent rules on qualification for an uninsured mortgages were applied starting January 1.\u201d<\/p>\n<p style=\"text-align: justify;\">But Pinsonneault also warns that it\u2019s too soon to say whether Toronto prices will stay on the up and up, as February\u2019s index will give a better idea of how the market has adjusted to the new mortgage rules, and an interest rate hike.<\/p>\n<p style=\"text-align: justify;\">\u201cWith further increases in mortgage rates still to come \u2014 according to the Canada Mortgage Housing Corporation posted five-year rates were at 4.14% in January against a low of 3.59% last May \u2014 it is premature to conclude that home prices have definitely turned a corner in Toronto.\u201d<\/p>\n<p><a href=\"http:\/\/news.buzzbuzzhome.com\/2018\/02\/despite-slowing-sales-across-country-house-price-index-continues-rise.html\" target=\"_blank\" rel=\"noopener\">Despite Slowing Sales Across the Country, This House Price Index Continues to Rise<\/a> by Sarah Niedoba | Buzz Buzz Home<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Canadian home sales took a dip last month, as the housing market adjusted to a new mortgage stress test for uninsured borrowers.
