{"id":8684,"date":"2018-04-04T11:11:47","date_gmt":"2018-04-04T18:11:47","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=8684"},"modified":"2018-03-29T09:53:34","modified_gmt":"2018-03-29T16:53:34","slug":"how-realtors-help-in-home-buying-selling-process","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2018\/04\/how-realtors-help-in-home-buying-selling-process\/","title":{"rendered":"How REALTORS\u00ae Help in Home Buying &#038; Selling Process"},"content":{"rendered":"<p style=\"text-align: justify;\">REALTORS\u00ae are professionals who help their clients navigate through the often difficult and emotional home buying and selling process.<\/p>\n<p style=\"text-align: justify;\">That\u2019s the message Jill Oudil, president of the Real Estate Board of Greater Vancouver (REBGV), the association that represents the more than 14,000 Realtors in the region, wants the public to understand.<\/p>\n<p style=\"text-align: justify;\">\u201cOur job is to protect and advise the public throughout the home buying or selling process,\u201d said Oudil. \u201cWhen someone within our ranks fails to do this, the public\u2019s trust in our profession diminishes. As professionals, all we have is our reputation.\u201d<\/p>\n<p style=\"text-align: justify;\"><strong>REBGV recommendations<\/strong><\/p>\n<p style=\"text-align: justify;\">High-profile allegations of misconduct rocked Metro Vancouver\u2019s Realtor community in 2016. This brought public, media, and government scrutiny of the profession to a fever pitch.<\/p>\n<p style=\"text-align: justify;\">As a result, the provincial government struck an independent advisory group that ultimately made 28 recommendations to strengthen the regulatory regime that governs real estate.<\/p>\n<p style=\"text-align: justify;\">While this group did its work, REBGV submitted 27 pages of recommendations for government, highlighting issues of language proficiency, multiple offers, enforcement of non-licensed individuals, insufficient levels of fines, contract writing standards, and other issues that the provincial regulator could improve to protect home buyers and sellers.<\/p>\n<p style=\"text-align: justify;\">\u201cRealtors protect and serve our clients. Our business depends on it,\u201d Oudil said. \u201cIf a Realtor fails their clients, no one wants to throw the book at them harder than other Realtors.<\/p>\n<p style=\"text-align: justify;\">\u201cOur reputation has been affected by the misdeeds and unethical behaviour of a few. We must now step up and demonstrate that we\u2019re intolerant of anyone behaving contrary to the rules,\u201d Phil Moore, REBGV president-elect and a Realtor with RE\/MAX Central in Burnaby, said.<\/p>\n<p style=\"text-align: justify;\">Most experienced Realtors have a loyal network of repeat clients over the course of their careers.<\/p>\n<p style=\"text-align: justify;\">\u201cIt\u2019s not uncommon to work with the children of people I helped with their first home years ago,\u201d Moore said. \u201cI appreciate their loyalty and respond with a commitment to always do my best for them.\u201d<\/p>\n<p style=\"text-align: justify;\"><strong>How Realtors help<\/strong><\/p>\n<p style=\"text-align: justify;\">There\u2019s a whole other side to being a Realtor that doesn\u2019t play into the common stereotypes, Oudil says.<\/p>\n<p style=\"text-align: justify;\">The media doesn\u2019t report on airplanes that land safely. Likewise, they don\u2019t report on the overwhelming majority of real estate transactions that go well.<\/p>\n<p style=\"text-align: justify;\">\u201cA friend recently told me about the day he and his wife found the \u2018house of their dreams\u2019 and how their Realtor saved them from making what could\u2019ve been the mistake of a lifetime,\u201d Oudil related.<\/p>\n<p style=\"text-align: justify;\">The couple toured a recently updated house, getting excited as they pictured living there. Their Realtor quietly took them aside and explained that most of the fabulous looking renovations were done without permits.<\/p>\n<p style=\"text-align: justify;\">The Realtor helped the couple understand that if anything wasn\u2019t done to code and came to the attention of the municipality, they\u2019d be responsible for getting the renovations re-done.<\/p>\n<p style=\"text-align: justify;\">They\u2019d have to pay for the new permits and even perhaps fines.<\/p>\n<p style=\"text-align: justify;\">\u201cThe couple was deflated, but realized entering into such an agreement was risky. They were grateful that their Realtor did her due diligence and gave the advice that she did,\u201d Oudil said. \u201cThat Realtor exemplifies the type of professional, ethical and thorough member that makes up most of our membership.\u201d<\/p>\n<p style=\"text-align: justify;\">In short, Realtors\u2019 goals are their clients\u2019 goals. Whether it\u2019s a buyer struggling to find a home they can afford, or sellers looking to find a buyer for their long-time family home.<\/p>\n<p style=\"text-align: justify;\">\u201cOur members want to do the right thing for our clients,\u201d Oudil said. \u201cThey\u2019re just regular people who live, work, and volunteer in our communities.
