{"id":9004,"date":"2018-05-03T08:48:10","date_gmt":"2018-05-03T15:48:10","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=9004"},"modified":"2018-05-03T08:48:10","modified_gmt":"2018-05-03T15:48:10","slug":"fvreg-new-listings-stood-up-as-spring-market-fails-to-show-in-april","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2018\/05\/fvreg-new-listings-stood-up-as-spring-market-fails-to-show-in-april\/","title":{"rendered":"FVREG New Listings Stood-Up as Spring Market Fails to Show in April"},"content":{"rendered":"<p style=\"text-align: justify;\">SURREY, BC \u2013 Buyer activity in the Fraser Valley stayed coy throughout April despite a bump in inventory across all three major residential types.<\/p>\n<p style=\"text-align: justify;\">The Fraser Valley Real Estate Board processed 1,708 sales of all property types on its Multiple Listing Service\u00ae (MLS\u00ae) in April, a decrease of 23.4% compared to the 2,230 sales in April of last year, and a 2.6% increase compared to the 1,664 sales in March 2018.<\/p>\n<p style=\"text-align: justify;\">Of the 1,708 sales processed last month 413 were townhouses and 498 were apartments, together representing 53% of all transactions in April.<\/p>\n<p style=\"text-align: justify;\">Active inventory for the Fraser Valley finished at 5,667 listings last month, increasing 18.2% month-over-month, and 15.3% when compared to April 2017.<\/p>\n<p style=\"text-align: justify;\">\u201cWhile it\u2019s great to see the increase in inventory we were looking for, both buyers and sellers remain careful as pricing continues to climb,\u201d said John Barbisan, Board President.<\/p>\n<p style=\"text-align: justify;\">The Board received 3,429 new listings in April, a 19.7% increase from March 2018\u2019s 2,865 new listings, and a 16.2% increase compared to April 2017.<\/p>\n<p style=\"text-align: justify;\">\u201cThis isn\u2019t the same spring market we saw each of the last two years, but listings that are selling are still going fast. If you\u2019re considering buying or transitioning from a strata to a detached home, be prepared to move quickly, and talk to a REALTOR\u00ae who can support you through the whole process.\u201d<\/p>\n<p style=\"text-align: justify;\">For the Fraser Valley region the average number of days to sell an apartment in April was 14, and 16 for townhomes. Single-family detached homes remained on the market for an average of 26 days before selling.<\/p>\n<p style=\"text-align: justify;\"><strong>HPI\u00ae Benchmark Price Activity<\/strong><\/p>\n<p style=\"text-align: justify;\">\u2022 Single Family Detached : At $1,009,200, the Benchmark price for a single-family detached home in the Valley increased 0.8% compared to March 2018, and increased 13.5% compared to April 2017.<\/p>\n<p style=\"text-align: justify;\">\u2022 Townhomes : At $549,900, the Benchmark price for a townhome in the Fraser Valley increased 1.5% compared to March 2018, and increased 23% compared to April 2017.<\/p>\n<p style=\"text-align: justify;\">\u2022 Apartments : At $447,500, the Benchmark price for apartments\/condos in the Fraser Valley increased 1.6% compared to March 2018, and increased 45.8% compared to April 2017.<\/p>\n<p><a href=\"http:\/\/www.fvreb.bc.ca\/statistics\/Package201804.pdf\" target=\"_blank\" rel=\"noopener\">Click here<\/a> to view the April Statistics Package.<\/p>\n<p><a href=\"https:\/\/www.fvreb.bc.ca\/statistics\/new-fraser-valley-listings-stood-up-as-spring-market-fails-to-show-in-april\/\" target=\"_blank\" rel=\"noopener\">New Fraser Valley Listings Stood-Up as Spring Market Fails to Show in April<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>SURREY, BC \u2013 Buyer activity in the Fraser Valley stayed coy throughout April despite a bump in inventory across all three major residential types.
