{"id":9134,"date":"2018-05-22T11:11:10","date_gmt":"2018-05-22T18:11:10","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=9134"},"modified":"2018-05-16T09:27:38","modified_gmt":"2018-05-16T16:27:38","slug":"greater-vancouver-gap-between-building-cost-market-price-largest-in-canada","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2018\/05\/greater-vancouver-gap-between-building-cost-market-price-largest-in-canada\/","title":{"rendered":"Greater Vancouver Gap Between Building Cost &#038; Market Price Largest in Canada"},"content":{"rendered":"<p style=\"text-align: justify;\">The cost of land restrictions and zoning regulations has a dollar amount, and in Greater Vancouver, it comes with five zeroes.<\/p>\n<p style=\"text-align: justify;\">According to new research from the CD House Institute, \u201cexcessive regulation\u201d around building single-family homes in the region added $600,000 to the price of an average home between 2007 and 2016.<\/p>\n<p style=\"text-align: justify;\">The analysis also shows that barriers to building single-family supply make up about half the cost of housing in the area \u2013 the highest level in Canada, and one on par with Manhattan, New York.<\/p>\n<p style=\"text-align: justify;\">The study, titled Through the Roof: The High Cost of Barriers to Building New Housing in Canadian Municipalities, examines the gap between the physical cost of building new single-family housing across Canada, and the price those homes fetch on the market.<\/p>\n<p style=\"text-align: justify;\">After accounting for the cost of land and a 17% profit margin for developers, the study concludes that a functioning municipal housing market should see little to no construction cost gap relative to sale price per square foot.<\/p>\n<p style=\"text-align: justify;\">This is the case for the regions of Quebec, Waterloo and Moncton, New Brunswick.<\/p>\n<p style=\"text-align: justify;\">But not in BC.<\/p>\n<p style=\"text-align: justify;\">Four BC. regions were included in the study \u2013 Kelowna, Victoria, Abbotsford-Mission and Vancouver \u2013 and they rank highest on the institute\u2019s chart. In second place, the construction cost gap of Abbotsford homes \u00ad\u2013 deemed to represent the additional cost of regulations and restrictions \u2013 is $150 per square foot.
