{"id":9292,"date":"2018-06-02T08:08:28","date_gmt":"2018-06-02T15:08:28","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=9292"},"modified":"2018-06-01T09:32:12","modified_gmt":"2018-06-01T16:32:12","slug":"canadian-housing-affordability-takes-a-hit-in-q1","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2018\/06\/canadian-housing-affordability-takes-a-hit-in-q1\/","title":{"rendered":"Canadian Housing Affordability Takes A Hit in Q1"},"content":{"rendered":"<p style=\"text-align: justify;\">Although provinces like Ontario and BC have enacted legislation aimed at cooling activity in their white hot housing markets, housing affordability continues to deteriorate in those provinces\u2019 major urban centres thanks to rising interest rates.<\/p>\n<p style=\"text-align: justify;\">In Q1 2018, home affordability eroded further at the national level, representing the 11th straight quarter of declines, according to National Bank\u2019s latest report, published Friday.<\/p>\n<p style=\"text-align: justify;\">The bank measures affordability as the mortgage payment on a median-priced home as a percentage of median income. Last quarter, the metric rose by 1.2 points in Canada. The higher the metric, the worse housing affordability is.<\/p>\n<p style=\"text-align: justify;\">National Bank attributes the county\u2019s deteriorating affordability to rising interest rates, which was also identified as the culprit in the two previous quarters.<\/p>\n<p style=\"text-align: justify;\">\u201cThis headwind to affordability affected all markets, in particular the two most onerous, Vancouver and Toronto,\u201d reads the report.<\/p>\n<p style=\"text-align: justify;\">Among the 10 major markets observed, Vancouver\u2019s metric saw the worst deterioration last quarter with a rise of 3.4 points, followed by Victoria with an increase of 2.8 points. Quebec was the only market where housing affordability improved in Q1 2018, dropping 0.3 of a point.<\/p>\n<p style=\"text-align: justify;\">In Q1 2018, Vancouver home prices spiked 2.7% from the previous quarter, on a seasonally adjusted basis, making the city the least affordable it\u2019s been since 1980.<\/p>\n<p style=\"text-align: justify;\">In Toronto, affordability didn\u2019t erode as severely when compared to Vancouver last quarter because of a smaller gain in home prices and a bigger uptick in incomes. But, National Bank notes that homes in the Greater Toronto Area (GTA) still remain very expensive by historical standards.<\/p>\n<p style=\"text-align: justify;\">\u201cFirst-time buyers can turn to condos, but even there the price of ownership is $500,000. The monthly payment for a condo is now a record 41% of median income, compared to an average 29% since 2000,\u201d reads the report.<\/p>\n<p style=\"text-align: justify;\">Although housing affordability took a hit last quarter, rising rates combined with stricter mortgage regulations and Ontario and BC foreign buyer taxes, have eased activity in Toronto and Vancouver\u2019s resale markets.<\/p>\n<p style=\"text-align: justify;\">If interest rates were to continue rising, National Bank says this could further slow these markets, resulting in declining prices.<\/p>\n<p style=\"text-align: justify;\">\u201cSince we don\u2019t see how Vancouver and Toronto homebuyers could pay a higher share of their incomes for shelter, a downward adjustment of prices is conceivable,\u201d reads the report.<\/p>\n<p style=\"text-align: justify;\">By the end of 2019, the bank says prices would need to fall 2% in Toronto and Vancouver to keep home affordability from eroding further in these markets.<\/p>\n<p style=\"text-align: justify;\">The bank adds that, over the next year, price declines between of 5% to 10% could occur in these markets because of the delayed impact of the macroprudential measures that have been implemented.<\/p>\n<p style=\"text-align: justify;\"><a href=\"http:\/\/news.buzzbuzzhome.com\/2018\/05\/canadian-affordability-hit-q1-provincial-legislation-market.html\" target=\"_blank\" rel=\"noopener\">Canadian Housing Affordability Takes A Hit in Q1 Despite Provincial Legislation Targeting the Market<\/a> by Kerrisa Wilson | Buzz Buzz Home<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Although provinces like Ontario and BC have enacted legislation aimed at cooling activity in their white hot housing markets, housing affordability continues to deteriorate in those provinces\u2019 major urban centres &hellip;
