{"id":9607,"date":"2018-06-27T11:11:02","date_gmt":"2018-06-27T18:11:02","guid":{"rendered":"http:\/\/www.roryc.ca\/blog\/?p=9607"},"modified":"2018-06-26T16:02:28","modified_gmt":"2018-06-26T23:02:28","slug":"welcome-to-the-era-of-flat-home-prices","status":"publish","type":"post","link":"https:\/\/www.roryc.ca\/blog\/2018\/06\/welcome-to-the-era-of-flat-home-prices\/","title":{"rendered":"Welcome to The Era of Flat Home Prices"},"content":{"rendered":"<p style=\"text-align: justify;\">Canada\u2019s housing market has been on a tear for years, but that era may now be over.<\/p>\n<p style=\"text-align: justify;\">This year\u2019s spring housing market came and went, but there was no trace of the price bump Canadians have become used to seeing as the weather turns warm. In fact, home sale volumes for the period between March and April hit a nine-year low, according to the Canadian Real Estate Association (CREA).<\/p>\n<p style=\"text-align: justify;\">Generally speaking, home prices aren\u2019t dropping, for now. The national average home price was down 6.4% last month compared with May 2017. But that has a lot to do with the fact that the mix of homes that is changing hands these days includes more of the cheaper properties, like condos, and fewer detached houses. This skews the national average lower.<\/p>\n<p style=\"text-align: justify;\">If you look at CREA\u2019s benchmark home price, which adjusts for changes in the type of home sale activity, home values were up one per cent in May compared with the same period last year. That\u2019s better than plummeting prices, but it\u2019s still a radical departure the tens of thousands of dollars worth of annual home equity gains that many Canadians have been taking for granted.<\/p>\n<p style=\"text-align: justify;\">Now, you might have to get used to price increases in the low-single digits. CREA sees the national average home price rising by 3.8% in 2019, reflecting gains in Ontario, British Columbia, Quebec, New Brunswick, Nova Scotia and Prince Edward Island, with stable prices in the Prairies and Newfoundland and Labrador.<\/p>\n<p style=\"text-align: justify;\">That trend of stagnating or modestly rising pricing, if it holds up, has implications for home sellers, home buyers and even homeowners who aren\u2019t planning to sell.<\/p>\n<p style=\"text-align: justify;\"><strong>Home Sellers : Forget About Bidding Wars<\/strong><\/p>\n<p style=\"text-align: justify;\">If you\u2019re thinking of putting your home on the market, you might not be able to sell for a higher price than your next-door neighbour got last year. Of course, there are a few exceptions, like Ottawa and Montreal, where home prices are still recording healthy gains.<\/p>\n<p style=\"text-align: justify;\">In general, though, you or your real estate agent will get a better idea of how to price your home competitively by looking at price trends over the past three months in your particular area, Eileen Lasswell, a Toronto-based real estate agent at Chestnut Park Real Estate, told Global News.<\/p>\n<p style=\"text-align: justify;\">In Toronto, for example, the market is \u201cpatchy,\u201d with sales activity sharply lower in some neighbourhoods, while still sizzling in other parts of town, she said.<\/p>\n<p style=\"text-align: justify;\">You\u2019ll also need to do extra homework on prices to be able to stand your ground when it\u2019s time to close the deal, Lasswell said.<\/p>\n<p style=\"text-align: justify;\">\u201cMake sure you have your story down. Know how to defend your price,\u201d she said.<\/p>\n<p style=\"text-align: justify;\">Ideally, you\u2019ll be able to present the buyer and the buyer\u2019s agent with a spreadsheet showing prices for similar properties in your area over the past few months, she added.<\/p>\n<p style=\"text-align: justify;\">And while Lasswell said it might be a good idea to price your home \u201cin the high range\u201d of what it\u2019s worth, so you have some room to negotiate, she also added that underpricing a property to spark a bidding war is becoming \u201ca riskier strategy.\u201d<\/p>\n<p style=\"text-align: justify;\">The risk, she explained, has to do with bank appraisals.<\/p>\n<p style=\"text-align: justify;\">\u201cAppraisals are a touchy situation right now,\u201d she said. \u201cThe banks want to protect themselves in case of a downturn.\u201d<\/p>\n<p style=\"text-align: justify;\">For example, say you think your home is worth $750,000 but you list it at $699,000 in an attempt to get bids. Let\u2019s also say that you live in an area where sales activity is holding up, and you find a buyer willing to go to $780,000. That would be a big win \u2014 but if your buyer\u2019s bank determines in its appraisal that the home\u2019s value is less than that, you could hit trouble. That\u2019s because the bank won\u2019t lend more than a home\u2019s appraised value. If your buyer doesn\u2019t have extra cash on hand to cover the difference, this may scupper your deal.<\/p>\n<p style=\"text-align: justify;\">You may not get offers for tens of thousands dollars above your asking price, but one thing you might still want to do is give potential buyers a deadline, Lasswell said.<\/p>\n<p style=\"text-align: justify;\">It\u2019s important to have an end date, not only to avoid your property languishing on the market, but also to put a cap on expenses like home staging, which can run between $3,000 and $10,000 a week for an average-priced property in Toronto, she said.<\/p>\n<p style=\"text-align: justify;\"><strong>Think Carefully About Downsizing<\/strong><\/p>\n<p style=\"text-align: justify;\">If you\u2019re thinking of downsizing to free up some cash for retirement, you might want to resize your expectations, especially if you live in Toronto or Vancouver.<\/p>\n<p style=\"text-align: justify;\">\u201cSellers will still make a profit, but they might walk away with less money\u201d than they would have made until recently, Penelope Graham, managing editor at real estate website Zoocasa, told Global News.<\/p>\n<p style=\"text-align: justify;\">That\u2019s because both prices for single-family homes in both cities are dipping or coasting, but condo prices are still soaring.<\/p>\n<p style=\"text-align: justify;\">Upward price pressure is coming from several types of buyers, she says. Downsizing boomers are adding to already fierce competition for condos from first-time homebuyers who can\u2019t afford a detached home and newcomers to Canada who don\u2019t want to commit to a house just yet, she says.<\/p>\n<p style=\"text-align: justify;\">\u201cCondos are now selling for what a detached home could have cost five to 10 years ago,\u201d Graham said.<\/p>\n<p style=\"text-align: justify;\"><strong>No Big Win for Homebuyers<\/strong><\/p>\n<p style=\"text-align: justify;\">Flat home prices are good \u2014 but not great \u2014 news for homebuyers.<\/p>\n<p style=\"text-align: justify;\">For sure, the pressure is gone on buyers to jump into the market for fear that home prices will slip out of reach. The prospect of getting a home for slightly less than the asking price has improved, and you\u2019re more likely to be able to conduct your own, independent home inspection prior to closing.<\/p>\n<p style=\"text-align: justify;\">Still, in general, home prices are flat-lining \u2014 not dropping.<\/p>\n<p style=\"text-align: justify;\">\u201cHousing affordability hasn\u2019t greatly improved\u201d in many others, Graham said.<\/p>\n<p style=\"text-align: justify;\">In Ontario, for example, the Canada Mortgage and Housing Corporation sees prices moving at the pace of inflation throughout 2019. And that means home values will rise as fast as most people\u2019s wages.<\/p>\n<p style=\"text-align: justify;\"><strong>Homeowners : Your Home Is No Longer an ATM<\/strong><\/p>\n<p style=\"text-align: justify;\">The changing market has implications for some homeowners who have no plans to sell, as well.<\/p>\n<p style=\"text-align: justify;\">For years, many Canadians have become used to seeing soaring home prices push up the equity share in their homes, freeing up room to borrow against the house.<\/p>\n<p style=\"text-align: justify;\">But home values that are barely rising or stagnating are effectively putting a lid on homeowners\u2019 ability to use their home to finance spending or keep up with their existing debt payments.<\/p>\n<p><a href=\"https:\/\/globalnews.ca\/news\/4276278\/flat-home-prices-canada\/?platform=hootsuite\" target=\"_blank\" rel=\"noopener\">Welcome to The Era of Flat Home Price<\/a>s by Erica Alini | Global News<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Canada\u2019s housing market has been on a tear for years, but that era may now be over.
