Rory is someone you didn’t know you needed. Not only is he personable and responsive, he is beyond knowledgeable for a realtor. He is everything one expects from a realtor and he knows how to protect his clients from being taken advantage of. He helped a client with a deficiency walk through and guided her away from accepting deficiencies remediated improperly. I have had many clients as a mortgage broker not have their realtor perform a walk through with them and they signed their rights to remediate away. I worked with Rory Clipsham in the late-summer and early fall of 2017 to sell my home and to assist me in finding another.  
Throughout the whole process, from the decision to sell to the final closing on my new residence I found Rory to be very professional and easy to work with.  Rory recommended only small cosmetic upgrades to assist in showing the house in its best light.  He also provided names of his contacts who were able to complete the recommended work to my satisfaction and with only minor costs.
Rory and his assistant Rita were both present at the  listing.  They came well-prepared, having done extensive research on previous sales in my area and providing comparisons to my home.  Rita (assistant) prepared an excellent description of the listing and very attractive brochures which were displayed at the open house.  She also added other small personal touches to show the house to the best advantage.  Rory kept me well informed on the open house process, gave me adequate time to prepare and reported on the feedback of the open house.  
After an offer was received Rory provided helpful advice and allowed me some time to consider the offer without pressure.  After acceptance Rory attended the inspection, met the inspector, reported promptly on the inspection report, provided assistance and advice with respect to the move, provided cleaners to do the final cleanup once contents were removed, did a final inspection so that there were no surprises for the new owners and met with and provided the keys to the new owners.
Once the offer on my home was accepted Rory began the search for my new home.  He was on top of new listings that fit my criteria before they were advertised on the MLS; he quickly picked up on my wish list for a new home and did not waste time in setting up visits for places that did not fit within my criteria.  The home that was ultimately selected met all my criteria.  As it was a very active market I believe that the reason I was able to secure the place was that Rory had done all his homework – had obtained and read the bylaws before presenting our offer which allowed us to present a “without subject” offer.
Rory is an excellent real estate agent.  He is prepared and pro-active, and goes above and beyond what is expected of a realtor.  He has a great support team and I am very happy with the services he provided me and have no hesitation recommending him to my friends and family. ~ Karen Kirkpatrick

I am not a Canadian citizen, and I was feeling panicked when deciding to sell my condo [in Yaletown]. I was concerned because of my unfamiliarity with the Vancouver real estate market.
