Sellers understand what’s needed in order to turn their home into a move-in ready investment for buyers. Curb appeal and a little bit of basic cleaning and sprucing up can help. Nonetheless, sellers cannot force buyers’ to select their house over another. What is seen as a little fix for some is a huge turn-off for others. These tricks can help to gather more eyes toward your house and encourage a faster sale.

Price Check
Some sellers price homes under-value in hopes that it sells quickly. The remaining sellers overprice homes for profit. In reality, the answer is pricing the home based on market sale value in the neighborhood. Go lower than market value while remaining fair. Too high and too low sales turn off buyers for different reasons.

Temptation
Sweeten the deal with incentives. Mentioned previously, incentives tempt buyers to choose their home over another. Consider an incentive idea that’s convenient and affordable. Ideas include new installation (roof, appliances, flooring, etc.), amenities (swimming pool, deck, etc.), and money (gift cards, transferable insurance/ warranty, closing costs, etc.). Not all of them may be possible, but just adding one can help seal the deal.

Home Repairs
It’s astounding how some sellers will not fix holes, cracks, leaks, and dents prior to market presentation. One home inspection uncovers all imperfections, and if you don’t fix at least a few, you lost a potential buyer. Unless the buyer is searching for a fixer-upper, no buyer will purchase a home in poor condition. Fix troublesome issues before it hits the market.

Online and Offline Marketing
Real estate centric websites (Trulia, Zillow, Redfin, etc.), social media sites, newspapers, and real estate companies must be in perfect position to advertise to the masses. Advertise on many resources for maximum reach. Photographs are your main selling points and should never appear blurry. Photograph all rooms along with the exterior and yard/garage. Total photos must equal at least six.

Self-Promotion
While realtors are busy promoting the home to buyers, what are you doing? Help realtors promote the home by informing friends, family, and business associates about the home. Encourage word of mouth. Place information about the home sale on your social media accounts.

Realtor Troubles
Maybe the realtor doesn’t have the best intentions. If you lose trust in your realtor, dump them and search for a realtor with knowledgeable insight. This realtor will work hard to sell the home, including photographs, online promotion, and motivation. Find those realtors through online review sites.

Sellers are always competing with each other in their neighborhood and city. The internet increases competition with sellers as they are also competing statewide, nationally, and internationally.
