Given that many Americans will spend countless hours in their kitchen this week, a timely article from realtor.com has taken a close look at the kind of features we require in our kitchens today and how these affect the desirability of a property.

The article found that a showpiece kitchen can help sell a home more easily than other features. Nowadays people are looking for high-end appliances, gorgeously designed cabinets and stone countertops. Apparently, out of all the homes listed for sale on the website, some 69% view the kitchen as being a selling point in realtor descriptions compared to just 21% that mention the living room and 49% that mention bedrooms. Homes that have a luxury kitchen tend to sell 8% more quickly than similar homes in the same ZIP code. Not surprisingly, this is one reason why kitchens feature highly in people’s renovation plans and upgrades.

Apparently, the size of a kitchen can vary according to where you live, with the largest kitchens being found in New York and Pennsylvania as an average of 170 ft.². In contrast homes in Minnesota, Iowa and the Dakotas have the smallest kitchens at 153 ft.². Interestingly, although larger homes generally tend to have larger kitchens, the scale is not always proportional to the overall size of the home. People tend to be more affluent in New York and Pennsylvania, hence the extra space in the kitchen, while in the southwest they tend to have larger families and need a bigger kitchen.

The obsession with having a luxury kitchen doesn’t extend to the entire country as in America’s heartland people are more interested in home affordability, having an efficient layout in the kitchen and outdoor features. In these areas, more people are maximizing their use of a small kitchen by utilizing features such as a rolling island and by making use of drawer and cupboard organizers.

The article also took a look at which features add value and which don’t. Adding custom cabinets to create a more streamlined look, along with a central island and a large pantry are all favorite features amongst homebuyers. Other features that help to sell the property include granite countertops, good lighting, and stainless steel appliances.

If you’ve ever wondered what constitutes a chefs kitchen, then the article has outlined some of the features that are most frequently associated with this label. They include a wine fridge and a specialty fridge, as well as commercial appliances that include a six-burner stovetop.
