Now that we have discussed financing and budgeting, it is important to take a look at the project as a whole and prepare for what lies ahead. Renovating a home is a major task, and it requires a great deal of planning, as well as preparing backup plans for when things go awry. One of the things that many forget to do when preparing for renovations is take a look at past projects and learn from the mistakes of others. The following is a list of common renovation mistakes and how to avoid them.

Mistake #1 : Using Cheap Materials and Equipment

Renovating on a budget can be overwhelming, and it can leave us wondering if we will ever be able to fit in all the things that we want. When planning your renovation, it may be tempting to purchase cheap materials and equipment so as to get more bang for your buck. The less you pay for each item, the more you can fit into your project, right?

Actually, you may be surprised to learn that this is a common mistake that ends up doing more harm than good. While the materials themselves are certainly cheaper, they are often older, worn out, or poorly made. You get what you pay for, and if you use cheaper materials, you may find yourself replacing them much more often; or worse, you may inadvertently damage something. Purchasing higher quality materials will save you time, money, and a huge headache in the long run.

Mistake #2 : Skipping Necessary Prep Work

Sometimes, a project can be so overwhelming once we get through the details that we just want to rush through and get it over with. This often means that we forego the prep work that is needed to ensure the project goes smoothly. Unfortunately, this can be detrimental. All projects require a bit of prep, and renovations are no exception. You have to plan every little detail, from beginning to end. You need to obtain samples to make sure you are absolutely satisfied with your choices in flooring, wall paint, countertops, cabinets, light fixtures, appliances, etc. You will need to measure your space and materials and draw up plans accordingly. Mistake #3 : Failing to Get Precise Measurements

Perhaps the biggest mistake one can make when renovating their space is failing to get precise measurements. Whether this means using measuring tape that is not long enough and not paying close enough attention to where it starts and stops, using the wrong measurement and attempting to convert it later, or failing to get a measurement at all, this mistake can quickly become a major hassle.

Be sure to use the appropriate measurements. Use a pencil to mark where measurements are made so that you can align the measuring tape accurately and avoid minor errors. Record measurements immediately so that you do not forget them, then draw out plans accordingly. Always be sure to double-check and make sure that your measurements are accurate. Measure twice, cut once. Even the smallest differences in measurement can be a big deal.

Mistake #4 : Gutting Everything and Getting in Too Deep

When you have been anticipating renovations for quite some time and you are finally able to go for you, it is easy to get carried away. You want to dive right in and gut it all so you can build the home of your dreams from top to bottom. However, it is important to keep a clear head and avoid the pitfalls of doing too much, too soon.

Have a clear plan in place and take one step at a time. Sometimes, we can work around problem areas rather than demolishing them completely. If we go all in and begin tearing everything down, we may run into issues (such as faulty plumbing and resulting water damage), which is why setting aside money for unexpected expenses is vital. By taking one step at a time in your renovation, you reduce the risk of causing damage that is difficult to repair.

Mistake #5 : Overcrowding Small Spaces

Smaller condos leave little room for all the things we want to do with them. If we want larger bedrooms and office space, we need to get creative. When renovating, people are sometimes drawn to the prospect of creating more space in some areas while taking them away from others. For instance, the bathroom is a popular choice. While having a small space is not a problem, overcrowding that space is. If you have a small bathroom, invest in narrow sinks, low-profile toilets, and small showers. Forcing full-sized fixtures in a small bathroom will only make it feel claustrophobic.

Mistake #6 : Failing to Obtain the Proper Permits

Permits are required to ensure that the renovations are allowed and that the work is up to code. Check with the condo board and property manager prior to starting renovations to brush up on the rules and regulations. Then contact the city to ensure the project follows safety and zoning laws. Homeowners are subject to liability in instances where work is completed without the necessary permits. If an accident happens or something goes wrong, insurance will not cover it.

Mistake #7 : Not Taking the Community into Consideration

One of the biggest mistakes people make is overbuilding for their community. A gorgeous, fully-upgraded condo with all the trimmings will be worth far less than its standard value if it is located in an old, run-down building in a bad neighbourhood. Scope out the building and the community and keep renovations in line with the current atmosphere.

People who live in old, run-down neighbourhoods often cannot afford luxury penthouses, and those who can afford high-end condominiums generally would not live in communities that do not also live up to those standards. Even if you are renovating for yourself, it is important to think long term and realize that years down the road you may be motivated to move and expand your family home. If that does happen, then you will want to be sure that you can sell your current property.
